Mortgage rates just hit 5.98%, the lowest in over two years. This could bring back buyers who stepped away when rates were higher. However, most homeowners with cheap loans are staying put rather than selling. A big change from recent years: more than 60% of home shoppers now look outside their local market, up from about 50% in 2019. Sun Belt cities and tech hubs are attracting the most out-of-state interest.

Looking for ways to turn your living room into the ultimate sanctuary? Whether you're a fan of bold contrasts or soft, earthy neutrals, the right living room layout can completely change the energy of your home. 🏡✨

These four designs showcase how to master the art of the "Entertainment Hub" without sacrificing style:

The Modern Contrast: A deep navy accent wall paired with light wood shelving creates a sophisticated, gallery-like feel. It’s the perfect way to make your TV setup look like intentional art. 🖼️

Organic Minimalist: Use floating shelves and cascading greenery to soften sleek lines. Light-toned wood and plenty of natural light keep the space feeling airy and fresh. 🌿

Rustic Warmth: Nothing beats the cozy glow of a fireplace paired with chunky wooden textures and plush textiles. It’s the definition of "home sweet home." 🔥

Open-Concept Flow: Mastering a large space is all about layering. Use console tables and area rugs to define seating zones while keeping the color palette cohesive. 🛋️

Which of these vibes fits your personality best? Are you Team Bold Accent Wall or Team Cozy Fireplace? Let us know in the comments! 👇

Baby boomers now control more than $85 trillion and over half of U.S. wealth, despite being less than 20% of the population. Millennials and Gen Z make up 42% of Americans but hold only about 10%. “When it comes to the nation’s financial picture, older generations are way overrepresented and younger generations underrepresented,” says Jake Krimmel of Realtor.com®.

Even in 1995, boomers held 30% of wealth and 40% of real estate. “So it really is the case that boomers have been on top for their whole adult lives, leaving other generations behind and worse off,” he adds.

Headlines talk about rates – but what matters most is the monthly payment 📑

That number changes with your credit score, down payment, loan type, insurance, and even property taxes. A tiny drop in rates won’t feel like savings if everything else pushes your payment higher.

The smart approach is to run the full numbers for your own situation so you know exactly what you’re taking on.

2026 is shaping up to be more affordable for many homebuyers.

Lower average mortgage rates are expected to drive the first drop in monthly payments since 2020. With incomes also growing, the share of pay needed to buy a typical home is projected to fall below 30% for the first time since 2022.

December can lull sellers into waiting, but early action often pays off.

When a home is re-priced in the first week of the month, it gets a burst of attention before buyers disappear into holiday plans.

It’s like catching the morning rush instead of the last train.

A well-timed adjustment refreshes your listing in search feeds and re-engages buyers who were hesitating, without giving the impression of desperation.

If you’ve been on the fence about a price move, the start of December is the sweet spot to spark new momentum.
