The things that can knock thousands off the price are almost never the things the listing photos show you.

When you tour a home you want to buy, slow down and look for these. Each one is a real red flag, and each one is leverage you can carry into the offer.

‼️Check the age of the big three. Roof, furnace, water heater. A roof at the end of its life runs $12,000 to $20,000 to replace. A furnace is $6,000 to $10,000. If they are near the end, that is money you can ask the seller to credit at closing instead of eating it after you move in.

✅On any older home, ask for a sewer scope. A camera down the line costs around $200, and a cracked or root filled sewer line can run $8,000 to $15,000 to replace.

✅Open the electrical panel and read the brand. Federal Pacific and Zinsco panels are known fire risks, and some insurers will not cover them. A replacement is $2,000 to $4,000.

✅Look at the windows. Fogged glass between the panes means the seals have failed. At $400 to $1,000 per window, a whole house adds up fast, and it is fair to negotiate.

With homes sitting on the market for over 30 days, sellers may be more open to negotiations. But instead of just offering below the asking price, here’s a smarter strategy to save more in the long run:

Make Your Offer Work for You:

* Offer at the Asking Price: Instead of offering less, submit your offer at the list price.
* Request Seller Concessions: Ask for money back in concessions—this can be used to buy down your mortgage rate.

How This Works:

For example, if the home is listed at $500,000:

* Instead of offering $485,000, offer $500,000 with $15,000 back in concessions.
* Use that $15,000 to buy down your mortgage rate.

The Breakdown:

* 1 point costs 1% of the loan amount and reduces your rate by about 0.25%.
* $15,000 (3 points) could reduce your rate from 6.75% to 6.00%.
* Your monthly payment could drop from $3,243 to $3,073.
* That’s a savings of $170 per month, or thousands over the life of the loan!

👉🏽Buyers can’t picture themselves in your home if they can’t see your home. Doesn’t matter how nice your stuff is. If there’s too much of it, the house feels smaller, darker, and less valuable than it actually is.

Here’s what to pull out before a single photo gets taken.

✅The oversized sectional. If it eats half the living room, it’s eating equity. Buyers walk in and see “small living room”.

✅The dining table that seats 10. Looks great for Thanksgiving. Looks Bad in listing photos. Swap it out or shrink it.

✅Family photos on every wall. Buyers can’t picture their family in your home if your family is staring at them from 20 frames.

✅Counter appliances. The Keurig, air fryer, toaster, mixer, blender, rice cooker, and Instant Pot do not all need to live on the counter. Pick two. Hide the rest.

✅The throw pillow situation. Six pillows on the couch and four on the bed isn’t cozy. It’s busy. Buyers see clutter, not comfort.

✅The home gym in the spare bedroom. Right now it’s a bedroom with a treadmill in it. To a buyer, that’s not a third bedroom. That’s an unusable room.

✅Stuffed closets. If a buyer opens a closet and stuff falls out, they don’t think “lots of storage.” They think “not enough storage.”

👉🏽 Most people think putting 20% down on a house is smart… but that’s actually a mistake.

✅ Here’s what you should do instead:

Step 1: Put down 5% when you buy your home (NOT 20%).
Step 2: Tell your lender beforehand that you want a loan that’s eligible for a recast.
👉 A recast means you can make a big payment toward your principal balance after closing to lower your balance, your monthly payment, and remove mortgage insurance.

Step 3: After you close, take the extra money you would’ve used to make a 20% down payment and make that lump-sum payment toward the loan.

Result: ✅ Lower balance
✅ Lower monthly payment
✅ No mortgage insurance
✅ You keep the lower interest rate that comes with putting less down

You end up in the same place as a 20% down buyer but with a better rate and more cash in your pocket. 💡

👉Buyers tour the house for 20 minutes and then live with the neighborhood for years.

The home inspection covers the roof and the furnace.
Nobody hands you a report on what it is actually like to live there.

So here is what I have my buyers check before they fall in love.
✅Drive the street three times. Once on a weekday at 5pm, once on a Friday night, and once early Sunday morning.
✅Look at how the block is kept. Overgrown yards, boarded windows, and a street packed with parked boats and trailers can point to rentals and turnover, and turnover drags on the values around it.
Pull up the county zoning map. That empty field or tired house next door can turn into apartments, a storage lot, or a widened road. Zoning tells you what is allowed to go there, not just what sits there today.
✅Listen for the noise you cannot escape. Airport flight paths, train tracks, and highways carry sound at night that you will never catch on a sunny afternoon showing.
✅Ask for the HOA reserve study and the last few meeting minutes. Thin reserves usually mean a special assessment is coming, and that bill lands on you.
✅Run the address through the crime map and the s*x offender registry. Two minutes online tells you what a Saturday showing never will.
