Each-year the state passes new laws to take more control of what cities can do to keep building under control.

The more new buildings that are built, the more services cities need to supply, more money they need to supply those services, more taxes people in their cities need to pay for services.

Builders already don’t have to pay for a number of services the cities have to supply because of the impact of what’s being build.
California says we have a housing-shortage, yet more homes are bought-up by corporations and REITS. Many of the corporations and REITs, are not even owned or run by American companies.

This year, several new laws have gone into effect that gave the state more rights to override the rights of cities and the people that live there. California is using the housing shortage to give them these rights.

California keeps taking cities controls and cities rights. It seems that each year the state passes new laws to take more and more control of what cities can do to keep building under control. Every property has a history. A title search of the subject property can help uncover any title defects tied to it.
3. ILLEGAL DEEDS
It’s possible that a prior deed was made.
4. MISSING HEIRS
When a person dies, the ownership of their home may fall to their heirs, or those named within their will. However, those heirs are sometimes missing or unknown at the time of death.
5. UNDISCOVERED WILL
When a property owner dies with no apparent will or heir, the state may sell his or her assets, including the home. When such a home is purchased, the deceased owner’s will may come to light and rights to the property maybe jeopardized.
6.FORGERIES
Forged or fabricated documents that affect property ownership are filed within public records, obscuring the rightful ownership of the property.

The report is an overview of the property.
There are generally several steps in the process, beginning with property search of the public records.

The title company will be checking the current interest and ownership in the property.

The legal description for the property
Matters that affect the property.
The preliminary report allows the parties to a transaction to examine matters indemnified as affecting title.
The report is generally broken down into several parts.
The Type of policy and coverage that is being contemplated.
The vested owner of the property.
Legal description to the property,
Exceptions to coverage.
Notes and requirements.

A title insurance policy must be issue in order to provide coverage as to the ownership interest in the property.

There will be exceptions and exclusions of items not covered in title policy.
