This is life in Bucktown.

It's the Damen Blue Line getting you to the Loop in less time than it takes to listen to your favorite podcast episode.

It's having three gourmet grocery stores within a mile on the Tuesday afternoon when you don't feel like cooking ( for grab-and-go, for the best butcher and deli, and for groceries).

It's being a 20-minute scooter ride from your friends who live in Lincoln Park, but also Logan Square.

It's having morning coffee at , lunch at and dinner at .

None of this shows up in the listing photos.

It's why you need an agent with 20 years of experience who knows Chicago's neighborhoods inside and out.

The 'ber months are here...and so is your September Edit.

This month, I'm looking forward to Sixteen Candles on the Midtown pool deck (hit me up for a guest pass!) and my favorite street fest of the summer, Retro on Roscoe.

Save it, send it to a friend who never knows what's going on until you tell them, and let me know what I missed in the comments.

What's on your list now that fall is (unofficially) here?

Here's what I see...

The pre-listing walkthrough where we decided what stays, what goes, and what gets fixed before a single photo is taken.

The pricing conversation that took three rounds and a lot of honesty.

The morning I met the photographer to make sure everything looked exactly as it should.

Weeks of showings and asking people to take their shoes off 373 times.

The late-night call to talk through the first offer, and whether "good" was actually good enough.

The negotiation that went back and forth for days over things a buyer will never see and a seller will never forget.

The inspection surprises. The lender check-ins. The paperwork nobody warns you about.

And the moment I got to call and say the words you'd been waiting for.

So yes, the post says JUST SOLD. But that's the last two seconds of a very long story.

If you're thinking about selling and you want someone who handles all the parts that never make the highlight reel, that's exactly what I do. Let's talk.

Moving somewhere new is always an adjustment, and looking back, there's plenty I'd tell myself when I first moved here.

Nothing major, but a little local insight would've saved me some time and second-guessing.

That's actually why I love helping people move now, I get to be the person I wish I'd had.

Thinking about a move to Chicago?

Let me keep you from making the same mistakes I did. Reach out anytime.

My new motto: live every Chicago summer like it’s your last. Thanks for the great advice Darra Stevenson — this summer has been one for the books and it’s not even over yet!

That's it, no notes.

Chicago just gets it right.

Twenty years in, almost every street still holds a memory — a building where I helped a first-time buyer land their dream home, a corner that reminds me of a spot that doesn't exist anymore, a neighborhood that's changed completely but somehow still feels like home. Some of my clients from year one are still living in the homes I found them.

I've lived here for 20 years and this is the one I'd pick every time.

If you've ever thought about living here, consider this your sign to come see it for yourself. I'll show you around!

Hearing "your offer was accepted" is the moment every buyer is waiting for. It's a great feeling, but it's also not quit...

Hearing "your offer was accepted" is the moment every buyer is waiting for.

It's a great feeling, but it's also not quite time to pop the bubbly, because there's still a month of real steps between "you got the house!" and the keys in your hand.

Inspection, appraisal, loan, walkthrough, closing, and countless small details in between.

This is where having someone in your corner who's done it a hundred times makes all the difference.

Save this so you know what's coming, and if you're about to start the search process, send me a message and I'll walk you through all of it.

I can't help it if I give great advice.

Kidding aside, I'll always tell you the truth.

I'll tell you when the house is overpriced.

That the "small project" is not small.

That you should absolutely not waive the inspection to win the bid.

And that you should absolutely start early, hold for the long term, and let time do the heavy lifting.

If you want someone who will always give you a straight opinion, that's exactly what you'll get.

Consider this your saved-and-ready list. Next time someone's visiting from out-of-town, or if you've lived here a while ...

Consider this your saved-and-ready list.

Next time someone's visiting from out-of-town, or if you've lived here a while and just need a few fresh ideas, I've got you.

These are my real go-tos, the places I actually take people.

Drop yours in the comments, I'm always hunting for a new spot.

And if you're new here or thinking about making the move, this is the Chicago I'd want you to see first.
