Top markets for apartment sales in the first half of 2026
Staying informed about the latest trends in apartment sales can make all the difference when navigating Chicagoland’s dynamic market. In the first half of 2026, Northern New Jersey led the way with $4.3B in sales, fueled by a significant REIT privatization. Dallas, Los Angeles, Manhattan, and right here in Chicago also made the list of top-performing markets. While Seattle experienced a sharp decline—sales dropped 51%, moving it down from 4th to 16th place—Chicago continues to hold strong. US Apartment Rents Keep Rising
Apartment rents across the US continue their upward trend, with the average in mid-Q2 2026 reaching around $1,700. This marks the sixth consecutive month of positive momentum following a softer period in late 2025. Annual rent growth remains just under 1%, steady with the last reading but still a touch below the pace we saw a year ago. This spring’s leasing season feels more tempered than in previous years, as both increased supply and consistent demand are keeping price growth in check nationwide. Notably, every US region saw monthly rent increases, and 43 of the top 50 metro areas reported positive movement. Even as many cities are moving beyond the peak of new apartment construction, the remaining inventory is still holding back more robust rent growth. As someone who keeps a close eye on housing trends in Chicagoland, I know how important it is to understand these national patterns and how they may shape our local market.
