Brett Pechter grew up in Skokie and attended Niles West High School where he competed on the Golf and Wrestling teams. While earning his degree in finance from the University of Illinois at Chicago, he lived in University Village and Pilsen. At UIC he was a member of the Ultimate Frisbee team and AEPi fraternity. Made the trip to Pleasant Prairie for some Father's Day shopping before heading to Texas Roadhouse in Kenosha to celebrate. The hand-cut steaks and a couple of Spotted Cows definitely hit the spot. And of course, we couldn't leave without our fair share of complimentary bags of peanuts—because you can't let those go to waste. 🥩🍺🥜

One thing I've learned in real estate is that the right property isn't always obvious when you first walk through the door.

This client and I looked at several condos before finding the one that checked the right boxes. Sometimes my job is simply helping people slow down, compare their options, and see the differences between properties that can have a big impact down the road.

This property was originally listed at $1,150,000—more than my clients wanted to spend. However, I noticed that it had been sitting on the market longer than expected for a home of this caliber in today's market. That was a strong indicator that the home may have been overpriced.

Rather than dismissing it based solely on the list price, I encouraged my clients to take a look. After touring the home, they loved it.

With so many buyers facing multiple-offer situations, bidding wars, and fierce competition, opportunities like this can sometimes be overlooked. I prepared a detailed comparable sales analysis and presented the data to support our offer. As a result, we successfully negotiated the purchase price from $1,150,000 down to $950,000—a $200,000 savings for my buyers!

This transaction is a great reminder that buyers shouldn't always limit their search strictly by list price. In a competitive market, some sellers still price aggressively in hopes of achieving record-breaking numbers. When those homes don't sell right away, there can be opportunities for savvy buyers to negotiate favorable terms.

Inventory in this area is limited, and there aren't many properties that check all the boxes for downsizing buyers. So when this one hit the market, we knew it was worth pursuing. As expected, it quickly became a multiple-offer situation.

What made this transaction especially challenging was that my buyer needed a home sale contingency as part of the offer. In today's competitive market, that can make it difficult to stand out against other buyers.

Success in situations like this comes down to more than just price. Building strong relationships with the listing agent, assembling a great team of professionals—including the attorney, lender, and inspector—and presenting a clean, well-structured offer can make all the difference. This sale is a great example of how pricing and marketing strategy can make all the difference.

My sellers were the original owners of this beautiful home, built in 2007. We initially listed the property at $700,000 and went under contract within a couple of weeks. Unfortunately, the first buyer backed out before even completing an inspection.

After reassessing the market, my sellers and I adjusted our pricing and marketing strategy before relaunching the listing. We returned to the market at $650,000, generated significant interest, received multiple offers, and ultimately accepted an offer for $715,000!

This transaction is a reminder that strategic pricing can create competition, drive demand, and deliver outstanding results.
