Logan Square homes are selling 10 days faster than they were a year ago.
37 days -> 27 days average time on market.
But that's not actually the most important number right now.
The bigger story is inventory. There are only 53 single-family homes available in Logan Square, down 32.9% from a year ago. And despite that, buyers are still paying above asking price on average (101.9% sale-to-list ratio).
Median sale price: $682,000. Up 9.1% year over year.
Approx. price per sq ft: $370. Up 6.3% year over year.
When supply drops and buyers are still competing above list, conditions don't typically favor waiting.
For sellers: leverage is still there if you price it right.
For buyers: the "wait for the market to cool" strategy isn't showing up in the data yet.
