That beautiful kitchen and gorgeous living room might have you ready to sign the papers… but HOLD ON. 👀🏡
Before you fall completely in love with a house, let’s talk about what your home inspection might uncover.
Here are 8 things every homebuyer should pay attention to:
1️⃣ Water Heater Age: An older water heater isn’t automatically a problem, but knowing its age and condition helps you prepare for future expenses.
2️⃣ Electrical Panel: Older or potentially problematic panels may raise safety concerns. Have a qualified professional evaluate anything questionable.
3️⃣ HVAC System: Ask about the system’s age, condition, and maintenance history. You don’t want expensive surprises right after moving in.
4️⃣ Roof Condition: Look beyond how the roof appears from the street. Age, flashing, drainage, and signs of damage all matter.
5️⃣ Foundation Cracks: Not every crack is a structural problem, but certain patterns deserve further evaluation.
6️⃣ Water Stains: That little stain on the ceiling? Ask questions. It could be from an old, repaired leak or an ongoing moisture issue.
7️⃣ Sewer Line Condition: A sewer scope may reveal problems that aren’t visible during a standard home inspection.
8️⃣ Grading Around the Foundation: Water should drain away from the home, not collect near its foundation.
And here’s something I want every buyer to understand:
An inspection isn’t about finding a perfect house. It’s about understanding the house you’re actually buying. 🔑
Some findings may be manageable. Others may deserve additional inspections, repair negotiations, or a serious conversation about whether the home is right for you.
