Buying or selling a home can feel that way at the start. Too many steps, too many unknowns. Then you take the first one, and the fog clears. That's most of what my team does: turn "impossible" into a checklist. What's the one move you keep putting off? Tell me below.

Here's what I'm seeing in the Chicago market heading into Q4.

The 30-year fixed is sitting around 7.48% according to Mortgage News Daily’s daily rate survey, inventory is thinning as we move past the fall peak, and the buyers still out looking are serious. That combination is the fall window people forget about: fewer buyers in the pool, but the ones who are shopping are ready to move, and sellers who list now aren't fighting the spring flood of competing homes.

Here's what this means for you. Buyers: less competition and more room to negotiate than you had in May. Sellers: a well-marketed home stands out more in a thin market, not less. The one thing that doesn't work right now is waiting for a 'perfect' moment that the calendar won't hand you.

Thinking about a move before year-end? Let's talk strategy. DM me or call the team.

Three months left in the year. If you've been thinking about making a move, this is the stretch where it actually happens.

I would rather you start the conversation now than wish you had in December.

What's on your radar for Q4?

Read that twice. The fall market in Chicago rewards the people who decide, not the ones still waiting for a sign that never quite comes. This is Resolve month. If a move has been sitting on your list since spring, let's talk about what it actually looks like. No pressure, just a plan.

Last Monday of September. If buying or selling has been on your mind since summer, you don't need the whole plan figured out today, you need the first step.

That might be a pre-approval call. It might be getting your home ready for photos. It might just be a conversation about what's actually possible.

Send me a message. Let's figure out your first step together.

An update on the new construction build at 6031 N. Kostner Ave in Sauganash.

Ground-up new construction almost never happens in this neighborhood. Homeowners here stay put, which is exactly why inventory is so tight. When something like this comes together, it's worth getting on the list early.

Want to be first to know when pricing and the completion timeline are confirmed? Comment KOSTNER or send a DM.

Why fall buyers need to move faster, not slower

A lot of buyers assume fall means more time to think. In this market, it's the opposite.
Here's why:
Fewer new listings hit in September and October than in spring. Sellers who were going to list this fall already did, or they're waiting until next year. Less new inventory to replace what sells.

Serious sellers price to sell before the holidays. Homes priced right in September don't sit waiting for a better offer in November; they get snapped up.

The buyers still shopping means more competition per house, even with lower overall buyer traffic.

What that means for you: get pre-approved now, not when you find the house. In this window, hesitation costs you the property, not just the negotiation.

Thinking about buying before the year ends? Let's get your plan in place.

Three weeks into September, and the difference between the people further along on their move and the people who aren't isn't luck. It's that they started.

Whatever your next step is, a pre-approval call, a home prep walkthrough, or a conversation about listing, start it this week.

Let's talk about what your first step looks like.

Sauganash doesn't flood with new listings, and September is proof.

Curving streets, mature tree canopies just starting to turn, and a stretch of the Forest Preserves on the western edge that's at its best right now.

The Sauganash Trail stays busy with dog walkers and runners as the weather cools. LaBagh Woods and Sauganash Park carry through October. A historic district designation since 2010, the housing stock here is made up of Tudors, Art Deco, and mid-century ranches and doesn't look like anywhere else on the Northwest Side.

This is also where we've got a ground-up new construction build coming on Kostner Ave. New construction almost never happens in Sauganash, because homeowners here don't leave. When it does happen, it's worth paying attention to.

If Sauganash is on your radar, resale or new construction. Let's talk about what's available and what's coming.

“The most difficult thing is the decision to act, the rest is merely tenacity." — Amelia Earhart

Most people don't struggle with the process of buying or selling a home. They struggle with deciding to start.

Once that decision is made, get pre-approved, get the home prepped, and get the plan in place; the rest is just following through.

If you're stuck on the deciding part, that's what I'm here for. Let's talk it through.
