Illinois Housing Market: Trends and Forecast 2026
As someone who lives and breathes Chicagoland real estate, I’m always keeping a close eye on market shifts that matter to buyers and sellers alike. Recently, Illinois’ single-family median home prices climbed 5.6% to $347,500. In the Chicago metro area, we saw a robust 7% increase, bringing the median to $450,000, while city prices jumped an impressive 12% to $392,000. Listings have dropped by 6%, and homes are moving faster—even as mortgage rates remain elevated. Yet, inventory is still tight, making expert guidance more valuable than ever. Sharing these numbers is part of my commitment to keeping clients informed and ready to navigate our dynamic market with confidence.

Seller Concessions Reach a New US Peak
We're seeing a notable shift in the national housing market: in the rolling 3-month period ending Mid-Q3, approximately 45% of US home sales involved seller concessions—a new peak for this time of year since at least 2020. That’s up from about 43% the previous year, a sign that buyers have gained more negotiating power as inventory increases and competition eases. These concessions can take several forms, such as help with repairs, closing costs, or even mortgage-rate buydowns, providing buyers with valuable options to reduce their overall purchase expenses beyond just a price reduction. More sellers are opting for closing-cost credits and rate buydowns, which is reshaping how negotiations play out and creating more flexible deal structures. Nationally, around 16% of homes sold in Mid-Q3 included both a price reduction and a concession, giving buyers another way to lower entry costs. As someone who keeps a close watch on these trends here in Chicagoland, I always emphasize to my clients the importance of understanding how these shifts can open new opportunities—whether you're buying or selling.

US Existing Home Sales Hit a 14-Month Low
The latest national data shows US existing-home sales have dipped to a 14-month low, with annualized sales below 4 million in Mid-Q3—down 2% month-over-month. Even as activity softens a bit, the market is adjusting: the average 30-year fixed mortgage hovered around 7%, and inventory climbed to 4.9 months of supply. This gives buyers more choices as listings accumulate across the country. Notably, the median price for existing homes reached a record $429,100, with higher-priced properties driving much of the current activity. Rising wages and steady job growth continue to underpin demand, and economists note that increased supply is creating better negotiating opportunities for buyers. First-time buyers accounted for 30% of purchases, cash deals represented 27%, and homes typically spent 31 days on the market. As someone focused on the Chicagoland real estate market, I always strive to interpret these broader trends for our local clients—helping you navigate shifting conditions with reliable information and a strategy tailored to your needs.

What can Chicago tell us about real estate in Southern California?
As someone deeply invested in the Chicagoland real estate market, I often get asked how our local trends stack up against markets like Southern California. Chicago’s real estate tends to be more affordable, thanks in large part to our greater land availability and a more stable population base. In contrast, Southern California grapples with high prices as demand consistently outpaces supply. While both regions face the ongoing challenge of balancing growth, affordability, and sustainable housing, Chicago’s unique dynamics offer valuable insights for anyone considering their next move. My focus remains on providing clients with reliable, up-to-date information so they can navigate these market complexities with confidence.

Market Trends Every Homebuyer Should Know About
As we look ahead to 2026, I’m seeing some important shifts in the Chicagoland housing market that every homebuyer should keep in mind. With more homes coming onto the market, the intense competition we’ve seen in recent years is beginning to ease. However, mortgage rates are still holding above 6%, so it’s essential to consider how this affects your purchasing power. Many buyers are prioritizing energy efficiency and long-term value, while sellers are showing greater flexibility at the negotiation table. Navigating these trends requires a strong understanding of our local market, and I make it a point to provide my clients with the most accurate, up-to-date information to guide their decisions. Staying informed and adaptable is key.

The Housing Market Is Getting More Negotiable
As we watch the Chicagoland real estate market shift, I'm seeing more opportunities for negotiation on both sides. With inventory picking up in several neighborhoods, buyers now have the advantage of comparing more listings and can take a bit more time before making offers. This increased selection means homes that have lingered on the market—especially those initially priced above what buyers are comfortable with—are often more open to negotiation. Sellers are responding to this change by adjusting prices, offering concessions, or addressing repairs to attract committed buyers. My approach is always to guide clients with up-to-date, accurate information, so whether you’re buying or selling, it’s essential to understand where you stand. Buyers, take the time to compare your options and negotiate confidently; sellers, realistic pricing and thoughtful terms are key to making your property stand out as market dynamics evolve.

America's Hottest Housing Markets for 2026 Are in the Northeast and Midwest
It’s fascinating to see that by 2026, the hottest housing markets in the U.S. are expected to be in Northeast and Midwest suburbs. As someone deeply immersed in the Chicagoland real estate scene, I’m seeing firsthand how high demand, limited inventory—currently 60% below pre-pandemic levels—and competitive offers are shaping our market. Homes selling above asking price, along with buyers coming in with larger down payments and higher credit scores, are trends that reflect a more competitive landscape. Staying updated on these shifts is essential for making informed decisions, and I’m dedicated to providing the reliable, locally focused guidance you need as our market continues to evolve.

Why Investors Watch US Cash Home Sales
There’s a reason seasoned investors keep a close eye on US cash home sales—these transactions have made up about a quarter of all existing-home sales in recent years. Unlike deals that hinge on mortgages or new construction, cash purchases often reveal shifts in buyer sentiment and competition faster. For those of us navigating the Chicagoland market, understanding these patterns gives us an edge. When cash buyers become more active as prices climb, it’s a sign that competition is intensifying. But if cash activity rises while overall sales slow down, it can point to stricter financing making it harder for traditional buyers to compete. Conversely, when cash sales dip but prices remain steady, it may mean credit conditions are easing, opening doors for more buyers and nudging the market toward normalcy.

Many smaller cash investors tend to focus on homes tied up in probate, tax issues, deferred maintenance, or relocation—situations we encounter regularly here in Chicago. With affordability challenges, even older homes remain in demand when mortgage-backed purchases stall. In our local market, investing in single-family homes isn’t just about the numbers; it’s about understanding local taxes, title insurance, renovation costs, and on-the-ground property management. These details make scaling up difficult, but they reward those who know the community well. Looking forward, we’re likely to see profit margins consolidate, with international investors finding more value in partnering with knowledgeable local operators than going it alone. As always, staying informed and adapting to these market signals is key to making smart moves in real estate.

Regulation Adds $132K to New Homes
Government regulations have become a significant factor in the cost of new homes—recent builder group estimates put the added expense at around $132,000 per home nationwide. As someone deeply involved in navigating the Chicagoland real estate market, I see firsthand how these costs—ranging from code updates and permits to impact fees, utility connections, land requirements, and delays—shape both the prices buyers face and the supply available. To put it in perspective, code changes alone now add approximately $40,000 to each new home, while evolving energy standards tack on another $9,600 to $21,400, sometimes with payback periods measured in decades. More than 90% of developers report delays averaging seven months, and the timeline from zoning application to breaking ground often stretches over a year. With a national shortage of about 1.2 million homes, these regulatory layers not only affect affordability but also make it more challenging for builders to expand inventory. My commitment remains centered on helping clients navigate these complexities with reliable, up-to-date information and local expertise.
