Selling it yourself isn't free.

Everyone talks about the commission you save selling FSBO.

Almost nobody talks about the weekends.

If you're also trying to help a parent downsize or move, your time is already spoken for before the first showing gets scheduled.

I've seen what happens when a house sits too long because the seller ran out of hours in the week.

What would you rather spend your Saturdays doing right now?

Nobody teaches you how to sell your parents' home.

Every time I walk into a house like this, it hits me the same way.

There's a family standing in the kitchen, still deciding what to do with the good dishes, still finding notes in drawers they weren't ready to find.

Probate doesn't care that you're grieving. It has deadlines and forms and a timeline that moves whether you're ready or not.

Most of the people I work with aren't overwhelmed because they're bad at this.

They're overwhelmed because nobody should have to sort through a lifetime of memories and legal paperwork in the same week.

If this all applies to you, just DM us the word "stuff" and we'll reach out. πŸ™πŸ

Waiting on the court? You can still act.

If you're waiting on probate before you touch your parents' house, I want you to hear this.

So many families think their hands are tied until a judge signs off, and they end up sitting in limbo for months, paying utilities and taxes on a house nobody's living in.

The truth is, there's real work you and the personal representative can do while that court process moves along in the background.

You can start cleaning out the house.

You can get it appraised. In a lot of cases, you can even list it, with the sale closing once the court gives its authorization.

The court process still matters, and it still has to run its course.

But it doesn't have to mean everything else stops too.

Why I think about death daily. ☠

There's a phrase that's been with me for a while: Memento Mori - Remember you will die.

Some people hear that and think it's heavy or morbid, but I've found it does the opposite.

It sharpens everything.

It makes "we're going to get to it eventually" feel a lot less certain, and a lot more urgent. πŸ˜•β“

What's something you've been putting off that this might be nudging you to finally deal with?

08/30/2026

I used to roll my eyes at this.

I spent years thinking affirmations were nonsense, and honestly, they still kind of are for me.

What actually worked was paying attention to everything else I said the rest of the day, the complaints, the sarcasm, the little digs at myself I didn't even notice.

So I gave myself one rule.

Nothing negative, about anything, ever. πŸ‘πŸ˜Ž

It changed more than I expected it to.

What's one habit you didn't realize was shaping your whole day?

Grief has a price tag nobody mentions.

Clearing out a house is never just about the stuff.

It's the time, the money, and the emotional weight of deciding what to keep and what to let go.

Most families assume it has to cost them something to get a home ready, when there's actually a way to turn that process into a source of funds instead of a drain on them.

Have you ever been surprised by how much value was sitting in a home nobody thought twice about?

If you need a list of trusted local vendors to help, send us DM "Vendor" and we'll shoot that over to you. β˜ΊοΈπŸ‘

They had to buy a relative out. πŸ™€

A cousin was living in the probate home and refusing to leave.

The house was falling apart around him, and the other heirs couldn't move forward until he did.

So they paid him to go.

This is what happens when probate isn't just about paperwork, it's about people who don't want to let go.

Sound familiar?

One sibling refused to show up. We sold anyway.

One brother wouldn't even get on the call.

Three siblings, one property, and two of them weren't speaking to each other.

Instead of forcing a conversation nobody was ready for, we recorded the meeting so he could watch it on his own terms.

The house still sold, and everyone still got to move forward.

You don't need everyone's signature.

Think you need every heir to sign off before you can sell?

You don't.

If you're the personal representative on an estate, Illinois law gives you the authority to move forward with the sale, even if one sibling is dragging their feet or refusing to respond.

So many families stall out for months because nobody told them this.

If you want to talk further about this, just send us a quick DM here. πŸ‘πŸ™‚

My mom used to tell me I was never built to sit on the sidelines.

She'd say, "Ryan, you're much more of a participant, rather than a spectator," and back then it just sounded like something moms say.

Thirty some years later, my wife tells me almost the same thing, just with a little less patience in her voice.

"You would just play all day if you could," she says, usually right as I'm heading out the door for another game of something.

I used to think that was about sports.

Now I think it's just how I show up for everything.

What's something your parents said about you that turned out to be exactly right?
