Your final walkthrough is your last chance to make sure everything looks the way it should before closing

A few things buyers should always check:
•There are NO Squatters
•The home isn’t burned down
•The home hadnt been bulldozed
•The home didn’t flood
• Appliances are working
• Faucets, toilets, and showers run properly
• Lights and outlets function
• Agreed repairs were completed
• No new damage after move-out
• Included items are still there

This step may feel quick, but it can protect you from surprises later.

No one talks about it, but investor properties aren’t always pretty. 🏚️ Today was inspection day for my client who is planning to house a reentry program — a safe place for second chances — there were multiple new constructions and renovations on the block which also caught my investor clients’ eye.

Inspection highlights:

* Possible past fire on ¼ of the home
* Active roof leak; needs full replacement
* Limited electrical outlets; overloaded cords
* Slumping floor; need more support added in the basement

Ugly now, profitable later. With the right repairs and upgrades, this block full of rehabs signals serious equity potential. 💡

& Here I am a Realtor coaching women through the Ownership process time & time again…..

God forbid they’re mothers and showing their daughter the way by example…..

Even after women could legally own property:
Banks often required a husband or male co-signer for mortgages until the 1970s.
When Equal credit rights were granted….
Real financial independence came with the Equal Credit Opportunity Act, which:
Prohibited lenders from denying credit based on s*x or marital status.
Allowed women to get mortgages and credit cards on their own.

She gave the wrong # for the landlord…. But I was able to find the correct number anyway….. He had GREAT things to say….

She is moving for more space….

Her pay stubs look iffy…. I called company didnt reach a person yet,,,,,
