My fantasy team might be struggling, but I’ve never been more locked in on the Fed. 😅

Here’s why I’m watching so closely. In September, the Federal Reserve raised interest rates for the first time since 2023, and their next meeting is coming up at the end of October. The Fed doesn’t set mortgage rates directly, but its decisions can influence where rates head, and even small changes can make a real difference in what buyers can afford each month.

For buyers, that can mean adjusting your budget or rethinking your timing. For sellers, it can shape how you price your home and how quickly buyers are ready to move. My job is to keep an eye on all of it so you don’t have to, and to help you make a plan that makes sense no matter what the headlines say.

Multiple offers are a great position to be in as a seller, but the highest offer isn’t always the best offer.

When we’re navigating a multiple-offer situation, we look at the full picture: price, financing, contingencies, closing timeline, earnest money and, most importantly, what matters most to our sellers.

Maybe getting the absolute highest price is the priority. Maybe it’s a smooth closing with fewer contingencies. Maybe timing matters because of where you’re headed next.

Our job is to understand those priorities first, then help you compare each offer based on what will actually put you in the strongest position.

50 single-family homes sold in the first half of 2026, averaging $1.124M, with prices ranging $450K to $1.9M. And that’s just the sales… there are currently homes under contract too, so the momentum isn’t slowing down.

But the numbers only tell half the story. This neighborhood has completely transformed: more families, more parks, and way more walkable than people give it credit for. Western Ave has become a destination in its own right.
