I know, strange thing to hear from a realtor.

But I'd rather tell you the truth than talk you into a house you're not ready for.

So here's something you don't hear us say often: renting is not throwing money away.

You're paying for a place to live, for flexibility, and for zero responsibility when the water heater dies in February.

There are real seasons when renting is the smarter financial move. If you might relocate in the next couple of years, if your income isn't steady yet, if buying would drain the savings you'd want for an emergency, renting buys you time to get into a stronger position.

Owning a home is a great goal. It's just not automatically the right one for this exact moment.

I'd run this exact plan. It's not about a giant renovation, it's about taking the right steps in the right order, timed so the house is at its best the day it hits the market.

That first week live is when a home gets the most attention it'll ever get, and this is how I'd make sure mine was ready for it.

The lock-in effect is real.

But it doesn't have to keep you from moving on if your current house isn't serving you anymore.

While you wait for rates to drop, prices are rising and competition is slowly and steadily increasing.

Here's some quick, back-of-the-napkin math to put it in perspective.

โžก๏ธ Buy now at $500,000 at a 6.5% rate with 20% down, and your payment lands around $2,528/mo.

โžก๏ธ Wait, and buy later at $515,000 at a 6.25% rate with 20% down? That payment is about $2,537/mo.

A future drop in rates doesn't automatically make a home more affordable if prices keep climbing. Waiting can mean you pay more and build less equity over time.

If you've been sitting on the fence because of your rate, talk to a lender to run your actual numbers, not the back-of-the-napkin version.

Everyone thinks they know Logan Square from a weekend visit or a few posts online.

But there's always a thing you only really get once you've lived a full year here, through every season.

I live in Bucktown, but Logan Square is basically my backyard and the way it transforms in the summer is something I find myself describing to every client who asks about this side of the city.

The farmers market every Sunday, the whole neighborhood outside, the restaurants spilling onto the sidewalks. That's the moment people stop wondering if they made the right call moving here.

That's the part I love telling people about.

Here's what I see...

The pre-listing walkthrough where we decided what stays, what goes, and what gets fixed before a single photo is taken.

The pricing conversation that took three rounds and a lot of honesty.

The morning I met the photographer to make sure everything looked exactly as it should.

Weeks of showings and asking people to take their shoes off 373 times.

The late-night call to talk through the first offer, and whether "good" was actually good enough.

The negotiation that went back and forth for days over things a buyer will never see and a seller will never forget.

The inspection surprises. The lender check-ins. The paperwork nobody warns you about.

And the moment I got to call and say the words you'd been waiting for.

So yes, the post says JUST SOLD. But that's the last two seconds of a very long story.

Hearing "your offer was accepted" is the moment every buyer is waiting for.

It's a great feeling, but it's also not quite time to pop the bubbly, because there's still a month of real steps between "you got the house!" and the keys in your hand.

Inspection, appraisal, loan, walkthrough, closing, and countless small details in between.

This is where having someone in your corner who's done it a hundred times makes all the difference.

Moving to Chicago is equal parts exciting and completely overwhelming, and after helping so many people settle into Bucktown and the surrounding neighborhoods, I've watched the same few things trip people up.

1) Give yourself time to learn the neighborhoods before you commit to one. Bucktown, Logan Square, Wicker Park, Ukrainian Village โ€” they each have a totally different feel. Renting for a few months first is perfectly okay.

2) Talk to someone who actually lives here, not just a search engine. The things that make or break daily life almost never show up online.

3) Don't rush the house itself. The right neighborhood and the right timing matter more than finding something perfect on day one. The perfect house in the wrong spot is still the wrong house.
