What happens if someone comes forward after you close and claims they have an ownership interest in your property? It sounds unlikely, but it happens, and title insurance is what protects you when it does.

Old liens, errors in the public record, disputes over an estate, issues that were not caught before closing, title insurance covers you if any of that surfaces after you have already taken ownership.

Part of what we do before every closing is make sure the title is clean and that you have the right coverage in place going forward. It is a quieter part of the process but it is not a small one.

When you buy a condo in Illinois, you are not just buying a unit. You are buying into an association, and that association comes with a financial history you need to know about before you close.

A lot of buyers do not realize this until they are already in the middle of a transaction. Their reserve fund, their pending assessments, any active litigation against the association, all of that becomes your problem the moment you take ownership.

We go through all of those documents before you close, and what we find sometimes surprises people. An underfunded reserve account or an active lawsuit can affect your investment in very real ways.

If you're thinking about removing contingencies from your offer, that is exactly the moment to call your attorney.

Contingencies are your exit ramps in a real estate contract, and in a competitive market there is real pressure to remove them to make an offer more appealing.

Sometimes that is a reasonable tradeoff. Sometimes it is a significant risk that is not worth taking, and telling the difference requires knowing what you are giving up.
The inspection contingency, the financing contingency, attorney review, each of those serves a specific purpose and removing any one of them changes your exposure in the deal.

Before you agree to waive or modify anything, give us twenty minutes. That conversation could save you from a very expensive mistake.
