📲 Scrolling for info about the new residential real estate engagement changes that are going into effect on August 17? Here are my takeaways & thoughts...

⭐️ All Buyers will need to sign a written agreement with their Buyer’s Agent BEFORE being able to tour a home. This is so buyers properly understand exactly WHAT services will be provided and for HOW MUCH.

⭐️ Agent compensation for Buyers and Sellers continues to be fully negotiable; PREVIOUSLY: the seller negotiated their total commission with the seller’s agent upfront, including the buyer’s agent compensation; the buyer’s agent commission offered by the seller would be disclosed on the MLS listing. NOW: the seller’s agent commission is determined at the point of listing, and the buyer’s agent commission being covered by the seller is NEGOTIATED during the purchase contract, and will no longer be advertised on the MLS listing.

💡 I think there is opportunity here: Sellers will be able to negotiate what the buyer’s agent gets during their purchase offer negotiations, and won’t have to negotiate against themselves when listing. In turn, buyer agents will be able to name their commission instead of allowing it to be dictated by the listing agent.

My takeaway from these changes is your agent’s ability to collaborate, communicate and be solution driven is going to be more important than ever. (It always was!) It’s important that buyers and sellers are properly represented with integrity and transparency.

🏡 When finding an agent to work with, ask questions about their services, compensation and these written agreements. After all, this is likely going to be one of the largest investments you will make in your lifetime. If you are a Homeowner in Chicago / Crook--err i mean--Cook County - the second installment of 2022 Real Estate Tax have finally (lol) been issued and are DUE 12/1/2023

If you do not escrow (set money aside with each mortgage payment) each month for your lender to pay - you can pay your bill directly online.

Also make note to review on the second installment to ensure you’re receiving exemptions you qualify for. If you occupied the property as your principal place of residence on January 1, 2022, you qualify for a homeowner exemption. - If you didn't receive this credit for past years you can apply and receive a refund (!!) I am happy to help you check on this and any other questions (other than why the tax is computed the way it is...i don't think anyone knows...) please feel free to reach out!!

A total of 5,442 residential listings were input in MRED's marketplace during the past week. That mark was an 18% week-over-week increase and a 4% year-over-year bump. It was also the largest single-week total since early August. Listings under contract also saw a week-over-week and year-over-year jump.

What does this mean? Opportunity for buyers with additional inventory to choose from and somewhat less competition with buyers who are choosing to wait because of interest rates. We will see if this trend continues over the next weeks. Overall inventory remains relatively low which continues to give opportunity to sellers who are prepared before listing and priced well within their market at an advantage. Check out the current stats through this week for the Chicagoland region and I will continue to monitor the trends this final quarter of 2023.
