Here's why each stage matters β‘οΈ

οΈ Week 4 is the most important week most sellers skip. The pricing conversation isn't just about the number. It's about whether you go pre-market first, how you time the MLS launch, and what condition the unit actually needs to be in to justify the ask. We also pull the 22.1 disclosure documents here. The earlier you have them, the smoother your close.

οΈ Week 3 is unglamorous but it's where deals are protected. We go room by room, we're honest, and we handle it now.

οΈ Week 2 is where the home becomes a listing. Staging day is not decorating, it's editing. In a high-rise, everything gets arranged around the light and the view. Then the photographer comes in and captures what a buyer needs to feel before they ever walk through the door. The amenity shots matter too: a rooftop deck or a full-service lobby is part of what you're selling.

οΈ Week 1 is controlled energy. The listing goes to my extensive buyer network before it hits the MLS. Your listing will get seen by qualified buyers first. By the time it's public, the showing process is smooth, the building is ready, and we're not scrambling.
