The Chicago Real Estate Market, Right Now

Chicago's median list price hit $392,500 last month, up 4.1% from a year ago. But the number that tells the real story is this one: 87% of the homes on the market right now already have a signed contract. 🔥

That is not a typo. Inventory is down 7% year over year and new listings dropped too, so buyers are chasing a smaller pool of homes. The median home is going under contract in just 35 days.

If you are buying, this means moving fast when you find the right place. Have your financing ready before you start touring, because homes are not sitting around waiting.

If you are selling, this is about as strong of a position as you will find. Even so, more than a third of active listings have taken a price cut. Pricing right from day one still matters, even in a market this tight.

The Chicago Real Estate Market, Right Now

Chicago's July numbers show a market that is tightening even as prices rise.

The headline: median list price climbed to $392,500, up 4.1% year over year. That is a meaningful increase in a market many expected to cool.

The number underneath it explains why. The pending ratio sits at 87.2%, up 1.7 points from last year. In plain terms, the vast majority of homes currently listed already have an accepted offer. Active inventory is down 7% year over year, and new listings dropped 5.5% as well. Fewer homes are coming onto the market, and the ones that do are getting snapped up. Median days on market is just 35.

This is a tight market by almost every measure I track.

For buyers, that means preparation matters more than ever. Have financing in place before you start touring, and be ready to move the moment you find the right home. Homes at the right price are not sitting long enough for you to think it over.

For sellers, this is a strong position, but it is not unconditional. More than a third of active listings, 36%, have already taken a price reduction. Even in a hot market, pricing wrong still gets punished. It just gets punished faster here than it would somewhere with more inventory.

I track these numbers every month so my clients know where they actually stand, not just what the headlines say.

So, homes are still selling. Just not all of them. Some are even selling quickly.
