Bathrooms give buyers a compact view of how a home has been used and maintained.

I look beyond the tile: Is there effective ventilation? Does water appear to drain where it should? Are grout and caulk consistently maintained? Is there staining around fixtures or at the base of the vanity? Is storage actually usable?

You don’t need to diagnose a problem during a showing. You do want to notice the clues that deserve a closer question or professional inspection later.

Take photos of details you want to revisit before you leave.

Tomorrow’s Bank of America Chicago Marathon moves through 29 Chicago neighborhoods, which makes race weekend a useful reminder of how connected and distinct this city really is.

If you’re heading out, check the official course and street closure information before you choose your route. If you’re watching, pick a neighborhood and make a morning of it: arrive early, use transit where possible, and support a local spot while you’re there.

Chicago real estate is local at the block level. Marathon weekend puts that geography on full display.

Extensive renovation of unit 105, resulted in a beautiful new duplex to call home. Improvements include a new kitchen, remodeled baths, new flooring, new lighting and fresh paint throughout the entire home.

A professionally staged living room can make a layout appear effortless because every piece has been selected specifically for that space. Your own furniture and routine may tell a different story.

During a showing, mentally remove the staging and identify where your sofa, television, tables and lighting would go. Pay attention to windows, outlets, radiators, vents and doors that may limit usable wall space.

In many Chicago condos, the living room also shares space with the dining area and serves as the main path to the kitchen or balcony. Make sure furniture can be placed without narrowing those walkways or blocking natural light.

Consider how you genuinely use the room. Do you entertain, watch television, work, read or need space for children or pets? A layout that supports one activity may become crowded when asked to manage several.

For sellers, removing oversized or unnecessary furniture can clarify the room’s proportions, improve movement and help buyers see its possibilities.

The important question is not whether the staged room looks beautiful. It is whether your life and furniture can function comfortably after the staging leaves.

Curb appeal does not always mean a lawn and front porch—especially in Chicago.

For a condo, the first impression may begin at the building entrance, front steps, lobby, or hallway. Buyers are already forming an opinion before they unlock your door.

You may not control every shared space, but clean windows, good lighting, a polished front door, seasonal greenery, and an uncluttered entrance can immediately make a property feel more cared for.

The goal is not perfection. It is helping buyers arrive with confidence and curiosity about what comes next.
