Selling a home in Montgomery County? Good marketing should do more than put your home in front of buyers. It should create momentum.

That starts well before your home hits the market.

It’s the preparation. The pricing. The photos and video. The launch strategy. And making sure your home gets in front of the right buyers and the agents who represent them.

But putting a home on the market is only the beginning.

Once we launch, I’m watching closely. Are buyers clicking? Scheduling showings? Coming back for a second look? What are agents saying? How is the competition changing?

Because good marketing isn’t a checklist. It’s a strategy, and sometimes that strategy needs to adjust based on what the market is telling us.

Downsizing in Montgomery County isn't really about the smaller house. 🏡

The short version? It's less about square footage and more about the person giving it up. (Swipe through 👉 that's the honest reason I love this work.)

What makes a good downsizing agent in MoCo is more than knowing the market or the contracts. A lot of it is paying attention to what you need in the moment: when to explain something more clearly, when to slow the process down, and when to take the lead so you're not carrying every decision yourself.

Downsizing gets personal fast. The numbers are big, and you're not just selling a listing, you're closing a chapter in the home where you raised a family. Good representation should feel steady, thoughtful, and specific to the person in front of me.

Sometimes that means negotiating harder. Sometimes it means pointing out something you haven't considered yet, or being honest that a house, an offer, or a timeline might not be the right fit. The best advice isn't always the advice that keeps a deal moving.

Most of that work never makes it into the closing photo. But it's the part that changes how the whole move feels.

That was the result at 326 Chestnut Hill St.

But it started before we ever hit the market.

Fresh paint. New carpet. A few basic repairs. Professional staging, photography and video.

Then we marketed it everywhere we could AND I personally called agents who had buyers showing interest in this home and others like this through our brokerage Hotlist (which is off market properties not in the MLS)

Listed at $799,000.
Sold for $810,000.

The takeaway if you’re selling a home in Montgomery County, Maryland?

**Preparation matters. But so does what happens after the sign goes in the yard.**

This one made me a little nervous. 😬

When we started preparing 15204 Winstead Lane for the market, I had a list of things I would have loved to do before we listed.

Fresh paint. Staging. A little more prep.

But sometimes real estate doesn’t happen under perfect circumstances.

We had a VERY tight timeline. Mom was going out of town for just 3 weeks, and we needed to get the house on the market, and under contract while she was away. Because she wasn't able to leave the home for showings.

So, we adjusted.

The seller's sons decluttered, but there was no painting. No staging. No big refresh.

Instead, we focused on what we COULD control: pricing it correctly, professional marketing and making sure buyers understood that they weren’t just buying a house, but what they were getting in Stonegate.

And the market responded.

🏡 Under contract in 6 days
🏡 No inspection contingency
🏡 SOLD for $31,000 over list price

Would I normally recommend skipping the prep? Absolutely not.

But this is also why there isn’t one formula for selling a home.

Sometimes the best strategy isn’t the “perfect” one. It’s figuring out the best possible plan for the seller, the house, the market AND the circumstances you’re working with.

And for this family, that’s exactly what we did. ❤️

Apparently my camera roll is a pretty accurate description of what it’s like to be a Realtor. 😂

Houses. Lots of houses.
Screenshots I’m convinced I’ll need later.
Random notes to myself.
Paint colors. Light fixtures. Weird things I find in houses.
Photos I took because “I need to remember this.”
And probably a dog photo or two mixed in for good measure. 🐶

It’s definitely not all pretty listing photos and smiling closing pictures. Most days are a very random mix of houses, people, problems to solve and a whole lot of things happening behind the scenes.
