📈 Freddie Mac⁠ reported a national average 30-year fixed rate of 7.28% on October 1, versus 7.03% September 24th.
It was 6.34% a year earlier.

Missouri Real Estate Market Update 🏡📊

The real estate market has changed—and if you’ve been thinking about buying or selling, you may be noticing it too.

We’re seeing a market that requires more strategy, patience and preparation than we saw even just a couple of years ago.

From my current Missouri MLS market snapshot:

🔹 1,019 New Listings
🔹 1,345 Price Decreases
🔹 958 Closed Sales
🔹 709 Pending
🔹 413 Active Under Contract
🔹 285 Coming Soon
🔹 222 Back on Market

And on the other side of the market:

🔸 96 Withdrawn
🔸 104 Canceled
🔸 89 Expired

One number that really catches my attention is the 1,345 price decreases. There are currently more price reductions showing in this snapshot than new listings.

That doesn’t mean every seller needs to reduce their price. It means pricing correctly from the beginning—and having a strategy for adjusting when the market gives us feedback—matters.

Homes are taking longer to sell in many areas, buyers have more opportunities to compare properties, and interest rates continue to play a role in affordability and purchasing decisions.

For sellers, this means presentation, pricing, marketing and negotiation are more important than ever.

For buyers, it can mean more choices and potentially more negotiating opportunities—but the right property and the right strategy still matter.

The market isn’t “bad.”
It’s simply different. And different markets require different strategies. 🏡

This is exactly where having a Realtor who is actively watching the market—not just the headlines—can make a difference.
