**PROPERTY MANAGEMENT PRO TIP TUESDAY**

THE WORST TIME TO MAKE AN EMERGENCY PLAN IS DURING THE EMERGENCY.

A rental property is an investment, but it is also a property with systems, appliances, plumbing, HVAC, and people living inside it.

Things will eventually need attention.

The question is whether the owner is prepared when they do.

A leaking water heater does not wait until payday.

An HVAC system does not care that the repair was not in this month’s budget.

And an emergency plumbing issue cannot always sit for three days while everyone decides how to pay for it.

That is why a properly funded maintenance reserve matters.

It gives your property manager the ability to respond quickly when an issue is urgent, authorize necessary work within agreed parameters, and protect the property from additional damage caused by delays.

A reserve is not money being “spent.”

It is money being **available.**

There is a big difference.

Good property management should include a plan for:

**Emergency repairs**
What qualifies as an emergency, and who has authority to act?

**Maintenance reserves**
Is there enough money available to handle a legitimate issue without unnecessary delay?

**Vendor relationships**
Are trusted professionals already in place before you need them?

**Owner communication**
What situations require immediate contact, and what can be handled under previously agreed guidelines?

**Approval limits**
At what dollar amount does the property manager need additional authorization before moving forward?

None of this is particularly exciting when everything is working properly.

But when something goes wrong, preparation is what keeps a maintenance issue from becoming a much more expensive problem.

Professional property management is not simply reacting quickly.

It is creating the structure that allows you to react **well.**

THE WATER PERSON
Boat, kayak, paddleboard, fishing rod—or simply a waterfront table with a cocktail. As long as you can see the water, you’re happy.

THE FOODIE
You’re already planning dinner while you’re eating breakfast. You know the little local place everyone should try, and you’re willing to cross a city line for a really good meal.

THE HISTORY + CHARM PERSON
Historic homes, brick sidewalks, old neighborhoods, museums, local shops and places that actually have a story—you’ll take character over shiny and new any day.

THE COUNTRY PERSON
Give you some back roads, farm stands, open space and somewhere that doesn’t require finding a parking garage. You’re perfectly content heading toward Pungo, Suffolk, Smithfield or beyond.

THE CITY PERSON
Dinner reservations, live music, cocktails, shows, festivals and somewhere you can walk to the next stop. You want to be where something is happening.

And then there are the rest of us…

THE “IT DEPENDS ON THE DAY” PERSON.

Beach Saturday. Norfolk dinner. Smithfield Sunday drive. Concert next weekend.

And THAT may be the most Hampton Roads answer of all.

One of my favorite things about living here is that you don’t really have to choose one lifestyle.
