Finally got the opportunity to work with a local partner we've been trying to put a deal together with for a while now! 🙌
This property is a tear-down and will be demolished and rebuilt brand new by one of our favorite local builders. 🏡➡️🏗️

This one started with a seller reaching out to us on Facebook while deployed overseas and simply asking for help.
We were able to structure a creative finance solution that worked for everyone, get her upcoming mortgage payments taken care of, and give her the peace of mind of no longer having to worry about the property. 🙏🏽
From the initial conversation to the closing table, we moved quickly because the right people were already in place and ready to make it happen.
Two completely different situations. Two completely different solutions.

🤝 Closing #1: Another smooth transaction with a local partner we work with often. We utilized private funding to get this one across the finish line, and once again, everyone walked away with a win. 💰✅

🌴 Closing #2: This one was with a great partner from California. We worked through some closing logistics along the way, kept everything moving, and got it successfully closed. Everyone is happy, and we’re already looking forward to doing much more business together! 🤝🏽🔑

At the end of the day, real estate is about relationships, communication, and finding solutions when things don't always go exactly as planned.

Two closings, two very different stories, one common theme: getting deals across the finish line. 🏁

Closing # 1 was as smooth as it gets. We had a VIP cash buyer ready to go, title came back clean, and we closed without a hitch. These are the types of buyers we love working with because they help make the process seamless not only for us, but also for the seller and our partners. 💰🤝

Closing # 2 required a little more creativity.
We had a buyer lined up and ready to close, but our partner chose to move forward with another buyer due to a pre-existing personal relationship. The only challenge? That buyer needed financing and was up against a deadline. ⏳

No problem. We believe real estate is all about creating win-win solutions.

We connected them with one of our favorite private money lenders, who was able to fund the deal within days. The result? Our partner met their deadline with the seller, avoided losing their earnest money deposit, and successfully got the deal closed. 🎉

At the end of the day, it's not always about bringing the buyer. Sometimes it's about being the person who can bring the right people together and help everyone win.

Congratulations to everyone involved in both transactions! On to the next one. 🚀

Another TWO closings to celebrate 🎉🏡

Both of these deals came with their own unique challenges, delays, moving pieces, and moments where we had to get creative but that’s what makes getting to the closing table even more rewarding.

The first property in Downtown Newport News required us to utilize one of my favorite strategies - PML financing - along with navigating the additional layers that come with a DSCR loan on the backend. There were definitely some hiccups and a lot more back and forth than expected, but everyone stayed committed to finding solutions and pushing it across the finish line. Deals like this are a reminder that teamwork and persistence really do matter.

The second property was another true team effort. Since the property was church-owned, we had to work through petitions, multiple approvals, and 6 required signatures before we could even move things forward. Our initial buyers backed out once they realized the process involved, but in the end it worked out exactly how it was supposed to. We found the perfect fit, and with everyone staying dedicated and patient throughout the process, we successfully made it happen together.
