A market snapshot provides context. A selling plan accounts for your home’s condition, updates, layout, lot, active competition, pricing, preparation, and launch. Why did one Country Roads home take 110 days to sell while another moved in 12?

That is not a typo, and it is exactly why sellers should not rely on one neighborhood headline when making a pricing decision.

Since October 2025, the three most recent Country Roads sales closed from $475,000 to $610,000. The median closed price was $550,000, and the market times ranged from 12 to 110 days. The takeaway is not that the market is broken. It is that buyers are comparing price, condition, updates, and presentation more carefully.

I broke down the sales, current competition, Great Bridge context, and the three seller moves that matter before listing.
