🏡 What July’s Housing Market Is Telling Us

If you’ve been wondering whether now is a good time to buy or sell, July’s Hampton Roads housing numbers give us some encouraging signs.

📈 More homes are hitting the market.
Active listings increased 7.64% compared with July 2025, which means buyers have more choices and a little more breathing room.

🏠 Buyers are still buying.
Even with more inventory available, pending sales rose 1.75% and closed sales increased 3.92%. Well-priced, well-presented homes are still attracting buyers.

💰 Home values remain strong.
The median sales price climbed to $389,900, up 5.88% from last year’s $368,250.

🔨 New construction made a big jump.
New construction sales increased 23.44%, giving buyers even more options to consider.

What does this mean for you?

👉 Buyers: You have more choices than you did a year ago, which can make this a great time to explore your options.

👉 Sellers: Buyers are active, but pricing and presentation matter. Homes positioned correctly are still selling.

Remember, real estate is local. Every neighborhood—and sometimes every street—can tell a different story. National headlines don’t always reflect what’s happening right here in Hampton Roads.

🌙 A SLOW START DOESN’T MEAN A BAD ENDING 🌙

I caught myself thinking about this tonight...

We put so much pressure on Mondays to set the tone for the whole week.

But one hard day doesn’t get to decide how the rest of your week goes.

Maybe you didn’t get everything done.
Maybe something didn’t go the way you hoped.
Maybe you just felt off.

That’s okay.

You don’t have to replay Monday over and over.

You can reset.

Tomorrow doesn’t need a “better” version of Monday.

It just needs the best version of you.

And honestly, life is a lot like real estate that way too. Sometimes the first house isn’t the right one. Sometimes a deal falls apart. Sometimes plans change.

That doesn’t mean the ending won’t be good.

It may just mean your next chapter looks a little different than you expected. 🏡

🏡 Think You Can’t Afford to Move After 62? You May Have More Options Than You Think

Many people believe a reverse mortgage can only be used with the home they already own. But some buyers age 62 and older may be able to use a HECM for Purchase to buy a new primary residence.

This may be worth exploring if you want to:

✔️ Downsize
✔️ Move closer to family
✔️ Find one-level living
✔️ Buy in a 55+ community
✔️ Preserve more of your available cash

The buyer brings a required investment from savings, available funds, or proceeds from the sale of a current home. The HECM may finance the remaining amount based on program guidelines.

There is generally no required monthly principal and interest payment as long as the borrower meets the loan obligations. The home must remain the primary residence, and the borrower must continue paying property taxes, insurance, applicable fees, and maintenance costs.

It may not be right for everyone, but it is worth learning about before assuming a move is out of reach.
