Some people are worried that higher costs for everything from gas to groceries will put a pinch on homeowners and lead to a wave of foreclosures hitting the market.

But the latest data helps ease those concerns. Foreclosure activity is still far below levels seen during the last crash.

There's no wave of foreclosures on the horizon. This is just one reason why we’re not headed for a repeat of 2008.

Today was a good day! Hopefully imparting some knowledge about an application to help others manage and perform their jobs more easily with the software application developed with that purpose in mind.

Getting to know my coworkers more and more on the daily and truly enjoying the relationships that we’re forging.

Started the evening breaking bread with longtime friends, neighbors, and family was what I thought to be the highlight of my evening only to return to the hotel and meet and get to know better a young man with a lot more similarities in life than I would’ve ever expected. He gave me perspectives, and hopefully, I shared mine with him, and at the end of the day shared contacts, advice, and who knows may become the next successful realtor here in the panhandle. Jonathan Bartlett, Sandi Smith put this guy in touch with who he needs to become successful in real estate should he desire to do so, I’ll DM you his contact info. Here’s to tomorrow being a repeat of today or maybe even better.

For those of you saying "we want to wait to buy until rates go down" WHAT DO YOU THINK IS GOING TO HAPPEN WHEN RATES GO DOWN?

🌋 Did you see what was going on in 2020-2021 housing market?
💸Did you see people paying $20,000 - $50,000 or more OVER asking for a house? - YES
🔨Were people able to negotiate repairs on homes prior to closing? - NO
💰Did buyers get closing cost assistance - NO they didn't!

👉YOU👈 ARE LEAVING OPPORTUNITY ON THE TABLE

😨but Paul, the rates are just too high
✋AHT AHT, NO! RENT IS TOO HIGH! Rent is 100% interest and will keep increasing every year. Keep making your landlord RICH.💰 You want to end the cycle of being broke, buy a house. Your mortgage payment wont go up every year by the bank. Sure taxes increase but thats small compared to rent increases. 5-10 years from now, SELL That house and buy something else, you will see your cash start stacking. Or don't sell rent it out, get the equity out and buy something else, let your tenants pay it off!

🔮Home prices have HISTORICALLY increased in value, take any 10 year period and you will see it.

🤔WHAT DOES HISTORY DO?
✔️IT REPEATS ITSELF!!

Refinance that house when rates do come down and thank me in 5 - 10 years when you have a ton of equity and more money in your pocket.
