🏡 BUYERS, THIS MARKET MAY BE YOUR OPPORTUNITY! 🔑
📊 NORTHERN MARYLAND REAL ESTATE MARKET UPDATE
Cecil • Harford • Kent Counties | October 18, 2026
If you've been sitting on the sidelines waiting for mortgage rates to come down, you may want to take another look at what's happening in our local market!
📈 Inventory is UP!
Compared to this time last year:
🏠 Cecil County: +22.4%
🏠 Harford County: +27.7%
🏠 Kent County: +35.7%
At the same time, we're seeing fewer homes going under contract compared to last year.
So what does this mean for YOU as a buyer?
💰 You may have more negotiating power than you realize!
Yes, interest rates are higher than we'd like. But with more homes available and less competition in certain areas, there may be opportunities to negotiate a lower purchase price, seller-paid closing costs, or even a mortgage rate buydown.
Here's what I want buyers to consider:
A lower purchase price can mean immediate savings, a smaller loan balance, and less interest paid over the life of your mortgage.
And while you can potentially refinance your interest rate down the road if rates improve, you can't go back and renegotiate what you paid for your home!
🏡 The best time to buy isn't always when interest rates are lowest. Sometimes it's when you have the greatest opportunity to negotiate.
Of course, every property and situation is different. The important thing is looking at the entire financial picture rather than making your decision based on interest rates alone.
If you've been thinking about buying, let's explore what's available and see whether today's market could actually work in your favor!
