When it comes to selling your home, first impressions start before a buyer ever walks through the front door!

And sometimes, it’s not the big renovations that make the biggest difference. It’s the little things that tell a buyer, this home has been well cared for.

Before listing, I always recommend taking a good look at those everyday maintenance items that are easy to overlook:

🔧 Change your air filters
❄️ Have your HVAC serviced and keep the service record
🚿 Fix dripping faucets, running toilets + slow drains
💡 Replace burned-out bulbs and make sure your bulbs have a cohesive color/temperature
🚪 Touch up chipped or scuffed paint, especially around doors + trim
🧼 Deep clean the areas we tend to forget — baseboards, vents, windows + ceiling fans
🪟 Make sure doors, windows, locks + blinds are working properly
🌿 Trim shrubs, pull weeds, add fresh mulch + clean up flower beds
🧹 Sweep the porch, knock down cobwebs + clean the front door
🏠 Clean gutters and take care of any obvious exterior maintenance
📦 Declutter closets, cabinets + countertops so buyers can really see the space
✨ And don’t forget the smell! A clean, fresh home beats an overpowering fragrance every time.

One more thing I LOVE for sellers to do? Put together a home booklet.

Gather receipts and documentation for major updates, renovations and maintenance — a new roof, HVAC, water heater, windows, appliances, remodeling projects, regular servicing, or anything else you’ve invested in over the years. You can also include warranties, manuals and approximate dates the work was completed.

It helps us tell the story of how the home has been maintained and gives potential buyers useful information about the property.

You don’t have to completely renovate your house before you sell it. Sometimes, taking care of the little things and presenting a home that feels clean, maintained and loved is a pretty great place to start.

October is Breast Cancer Awareness Month 🎀 and if there are two things I love, it’s supporting a good cause… and a good pink lipstick. 💗💄 So what better time to share one of my longtime favorites?!

I’ve been a LipSense girl for over 10 years, and Kiss For a Cause is one of those colors I keep coming back to. It’s a bold, pinkish-purple shimmer that gives you that pop of color I love — without constantly leaving lipstick behind on your coffee cup, water glass, or anything else. 🙌🏼
