Brainerd Market Update | April 2026

The numbers are painting a much different picture in the Brainerd area compared to this time last year.

Inventory increased from 40 active homes to 65, giving buyers more options and creating a more balanced market overall. The shift in inventory levels also impacted pricing dynamics across the area, causing the median sales price to trend lower compared to this time last year.

Last year’s lower inventory levels created stronger seller leverage, which contributed to higher pricing and homes selling much closer to asking price. This year, the 91.4% list to sold price ratio shows buyers are gaining more negotiating power in the current market.

Even with increased inventory, homes are still selling in an average of 36 days, showing that serious buyers are still active and well prepared homes are continuing to move.

For sellers in Brainerd, pricing strategy matters more than ever right now. For buyers, increased inventory is creating more opportunity and flexibility than we’ve seen in previous months.
