📊 August 2026 CAAR Market Snapshot is here! 🏡

The Greater Charlottesville-area market continued to show signs of shifting in August, with more inventory and higher prices, while overall sales activity slowed.

Here are a few key takeaways from the latest CAAR Market Indicators Report:

📉 Sales: 313 homes sold, down 12.6% from last year
📈 Pending Sales: 337, up 6.3%
🏡 New Listings: 566, up 4.8%
💰 Median Sales Price: $480,000, up 6.7%
📈 Active Listings: 1,413, up 26.6%
🏠 Months of Supply: 4.3 months, up 22.7%
⏱️ Median Days on Market: 22 days, up 10%

Overall, August's numbers show a market with more choices for buyers and continued price growth, while sellers are experiencing a slower pace of sales than a year ago.
