Consistently achieving the best results and highest value for our clients

With the first part of my career spent in Advertising & Marketing at some of the top firms in New York and the world, I now thrive in the Charlotte metro real estate market bringing together significant backgrounds including sales and marketing, new construction, home renovations, design, staging and investment property acquisitions. These disciplines have come together to bring my clients a treme

ndous advantage in an ever-changing market. Coupled with a direct, no-nonsense approach, I consistently achieve the best results and highest value for my clients. Originally from Long Island NY and a graduate of East Carolina University, I now call Charlotte home since 2008 and enjoy every minute of it. As a father of 4 kids and 2 dachshunds I am no stranger to a busy lifestyle! My goal is to make the purchase or sale of your home as easy as possible while building a personal brand that’s innovative and reliable with a quality service guarantee. Looking forward to your business and the productive and prosperous relationship.

The most expensive mistake I see sellers make? Pricing too high. 🏑

I get it, everyone wants top dollar, and it's tempting to "test" the market with a big number. But here's what actually happens: an overpriced home sits, buyers skip it, and before long you're chasing the market down with price cut after price cut. You end up losing more time and more money than if you'd priced it right from day one.

My advice is always the same: price at or below market level, because the market will always take you to where you're worth. A well-priced home creates competition. Competition creates offers. That's how you actually get top dollar, not by starting high and hoping.

Thinking about selling this fall? Let's price it right the first time. Reach out anytime.

Another one that means the world. πŸ™

Seven years, and Nancy and Richard are still trusting me with their real estate, and somewhere along the way we became friends. That's what this job is really about. It's never just a transaction, it's a relationship you keep showing up for.

If you're looking for someone in your corner for the long haul, let's talk.

The prettiest room can hide the biggest problem.

β€’ Rooflines and floor levels should carry from old to new. Sudden dips or step-downs deserve a closer look.
β€’ Window placement should make sense inside and out, not look squeezed in after the fact.
β€’ HVAC and electrical should feel planned. Uneven temps, odd vents, or a panel added as an afterthought are tells.
β€’ If I can see the attic or crawl space, I want the old and new structure tied together and moisture handled well.

Want help reading past the cosmetics on older Charlotte homes? I’m happy to take a look.

Real Life & Real Estate: August Edition. β˜€οΈ

This was a month of actually practicing what I preach. We took real time off as a family, two weeks of it, split between the mountains of North Carolina and the beach in Florida. The kind of rest you don't realize you needed until you finally stop.

Then, just like that, the kids went back to school and it was back to reality. And here's the funny thing about this business: even with two weeks away, August still came through. Five properties under contract, north of $7 million combined. A relocation I'd been walking a client through for over a year, an open house that turned into a sale, a couple of repeat referrals, and a listing. Proof that when you build on relationships, the work keeps moving even when you step back to breathe.

Here's to a strong finish heading into fall. If a move is on your mind, let's talk.

Before you fall for the kitchen, spend 10 minutes under the house.

β€’ Damp soil, staining, or water can point to moisture trouble.
β€’ Extra support posts, patched framing, or lots of wood wedges can hint at floor movement.
β€’ Mixed plumbing or fresh patches can signal repair history.
β€’ Damp ductwork, torn insulation, or a musty smell often mean humidity issues.
β€’ Dry conditions, solid supports, and good ground cover change the conversation.

If you want a practical second look at an older Charlotte home, I’m happy to help.

Thinking about replacing old windows before you list?

My rule is simple. Replace when buyers will feel the problem, not just notice the age. Rot, broken seals, windows that stick, moisture damage, drafts, and street noise can hurt the showing and raise inspection questions. If the windows are mostly dated but still functioning, targeted repair and paint often make more sense.

In Charlotte, the right answer changes with the house, the street, and the price point.

If you're weighing pre-list updates, I can help you sort where the money actually pays back.

🎨 Mural Series: Camp North End

Some murals stop you in your tracks. This is one of them.

By Rosalia Torres-Weiner, a Charlotte artist who calls herself an "ARTivist," and for good reason. Born in Mexico, she's become one of the city's most important muralists and community builders, using her work to tell stories of culture, heritage, and belonging.

Her signature is everywhere in this piece: bold, vibrant color and rich Mexican iconography, with little details tucked into every face and figure. And painted right into it is a line that stuck with me: "You are exactly where you are meant to be." Pretty good reminder, whether you're house hunting or just finding your place in a new city.

You'll find it at Camp North End, right near a couple of the other pieces I've been featuring. Make an afternoon of it, the whole site is worth exploring.

In Charlotte's City Park, this 3-bedroom townhome keeps things practical with a flexible three-level layout and thoughtful updates.

Upgraded baths, a bright main living level, a flex office space, a back deck for coffee or grilling, and a rare 2-car-width garage make this one stand out.

Remembering Dolly Parton. 1946–2026. πŸ•ŠοΈ

"Don't get so busy making a living that you forget to make a life."

I've been sitting with this one since the news. We lost a true icon, and she left us with more wisdom than most.

If this August taught me anything, it's that the time we make for family is the part we remember most.

It's a good reminder, whatever line of work you're in, to slow down every now and then and hold onto what matters.

Rest easy, Dolly. And thank you. πŸ’
