North Carolina real estate can be a shock to buyers. In many transactions, the buyer pays a negotiated due diligence fee directly to the seller. If the buyer cancels during the due diligence period, that fee is generally not refunded—even when an inspection uncovers an expensive problem. The fee amount is negotiable, and North Carolina law does not require a buyer to offer one. That’s why buyers should slow down and look closely before making an offer. Run the water. Look under the sinks. Watch for stains, moisture, cracks, or other warning signs. If it is safe and accessible, look toward the crawl space. This does not replace a professional home inspection. It simply helps you avoid overlooking an obvious problem because the house has fresh paint and granite countertops. North Carolina buyers: What did your inspection uncover? Eastwood Acres was established in 1948, but it isn’t one uniform neighborhood. You’ll find small older bungalows and brick ranches mixed with newer construction, including several newer single-family homes and a few duet-style properties. That mix is part of the story here. Buyers may find an older, smaller home at one price—or newer construction at a very different price—while still being close to NoDa, Plaza Midwood and Uptown. Take a drive through Vernedale Farms, an established East Charlotte neighborhood with many homes built in the 1980s. You’ll see mature trees, traditional ranch and two-story homes, larger yards, and the kind of neighborhood layout you don’t see as often in newer construction. Vernedale Farms sits in the 28212 area, with easy access to Uptown, Plaza Midwood, Oakhurst and the rest of East Charlotte.
