New construction under $400K this close to NoDa, Plaza Midwood, and Uptown is getting harder to find.

1944 Purser Drive is a 3 bedroom, 2.5 bath townhome-style duet with an attached garage, fenced backyard, quartz countertops, LVP flooring, and no HOA.

It’s priced at $350,000, and it gives buyers something you do not always get in this price range: newer construction, land included, private outdoor space, and a close-in Charlotte location.

This one is worth a look if you’ve been priced out of NoDa or Plaza but still want to stay close to the city.

If your gutters have things growing out of them, it’s not just ugly — it can turn into a real maintenance issue. Clogged gutters can send water where it should not go: behind fascia, into the crawl space, around the foundation, or down the siding. Before you list your house, clean the gutters. Before you buy a house, look up. Small maintenance items can become expensive repairs. Thinking about selling in Charlotte? Start with the stuff buyers notice — and inspectors will call out.

For South Charlotte / Matthews / Indian Trail / Weddington / Waxhaw buyers, this is your reminder: don’t just count the miles. Count the drive. Highway 74 / Independence can be part of your daily life if you’re commuting into Charlotte, and even mid-morning it can already feel packed. Before you buy, drive the route at the time you’d actually be commuting. And I want to know — what’s your favorite back road to avoid 74? Does it actually work? Thinking about moving to Charlotte? This started as a video about big backyards being back in. Then someone said, “Why don’t you show a big one?” Fair question — but this yard is about a third of an acre, which is a pretty solid backyard for Charlotte, especially near the University area. It made me wonder: what do people actually consider a big yard now? Quarter acre? Third acre? Half acre? And do you even want a yard, or would you rather have less maintenance? Because if you’re looking in places like NoDa, Plaza Midwood, or closer-in Charlotte neighborhoods, you’re probably not getting a huge yard unless you’re paying for it. So what’s a big backyard to you — and what’s too small?

Union County used to be where people moved for lower taxes, more space, and less traffic. A lot has changed. There’s been major growth southeast of Charlotte, but the roads have not always kept up with the neighborhoods. So if you’re looking at Matthews, Indian Trail, Weddington, Waxhaw, or Monroe, don’t just look at the miles on the map. Twelve miles in Charlotte does not always mean 20 minutes. If you live in Union County and commute into Charlotte, what’s it really like? What road do you take, and would you still buy there again? Coffee, cocktails, wine, and a patio tucked away off Central? Yes, please. Plot Twist is one of those little insider spots on Lyon Ct, on the East Charlotte side of Central Ave. It’s not in the middle of the Plaza Midwood crowd, and honestly, that’s part of the appeal. It feels tucked back and low-key — the kind of place you go when you want a cocktail, coffee, or a glass of wine without dealing with packed patios and parking drama. Bonus: it’s dog-friendly and has a great patio. Have you been to Plot Twist yet?
