Imagine buying your dream home in Charlotte… just to get an HOA violation because your trash can was left visible a little too long.

Some Charlotte-area HOAs can have rules about:
🚫 Where and when you can park
🚫 What you can do with your yard
🚫 Exterior paint colors and home modifications
🚫 Fences, sheds, and other outdoor structures
🚫 Lawn maintenance and landscaping
🚫 Porch decor and visible trash cans

And yes… HOA rules can be surprisingly specific. 👀

Moral of the story: ALWAYS read the HOA rules before buying a home. The neighborhood may look perfect, but the restrictions could be a different story.

Why they’re selling
A seller may not have to share their personal reason for moving, whether it’s a job change, downsizing, or another life event.

How much they paid for the home
A seller’s original purchase price doesn’t determine what the home is worth today.

Their personal situation
Financial details, urgency to sell, or personal circumstances are usually private.

Certain events that happened in the home
Disclosure requirements vary by state, and some events may not be required to be shared.

Problems they genuinely don’t know about
Sellers are responsible for disclosing known material issues, but they can’t disclose something they were unaware of.

The key takeaway? Sellers can have privacy, but they cannot hide important facts that affect the value, safety, or condition of the property.

A knowledgeable agent helps you ask the right questions and make informed decisions before you buy.

I’ve learned that the first 30 days as a homeowner are all about getting settled.

Here’s how I’d spend my first 30 days:

Week 1: Protect your new investment
I’d focus on the things that give me peace of mind — locating shut-off valves, learning my home’s systems, changing locks, and making sure everything is documented.

Week 2: Get ahead of future problems
I’d take time to understand my home’s maintenance needs, check important areas, and handle small tasks before they turn into expensive repairs.

Week 3: Create a home that works for me
Instead of rushing to decorate, I’d organize each space intentionally and figure out how my family actually uses the home.

Week 4: Plan for the future
I’d review my home goals, prioritize future upgrades, and start building memories in a space that’s truly mine.
