NEW CONSTRUCTION STILL NEEDS A FULL INSPECTION! 🚩

Before closing, your inspector should be allowed to examine the entire property, including the attic and electrical panel. Broken or improperly repaired roof trusses, missing insulation, unsafe wiring, leaks, and other construction defects may be hiding where you cannot see them.

“Inspect it after closing” is too late. Once you own it, you may also own the problem. Get a full independent inspection BEFORE you sign at the closing table.

This isn't about creating fear. It's about understanding every part of homeownership before you buy.

If you're considering a home in an HOA community, here are a few questions worth asking:

• How much are the monthly or annual dues?
• How often have dues increased?
• Are there any upcoming special assessments?
• How well funded are the reserve accounts?
• What are the association's collection policies?

The more informed you are before closing, the fewer surprises you'll have after move in.

7/1/26 - Mecklenburg County Sales Tax Increase from 7.25% to 8.25%.

This affects most taxable purchases, including:

* Clothing
* Electronics
* Furniture
* Appliances
* Home improvement materials
* Restaurant meals
* Entertainment
* Most retail purchases

The increase does NOT apply to prescription medications, and certain items that have special tax rates.

It's a small change per purchase, but it can add up, especially if you're furnishing or renovating a home.
