One of the biggest mistakes buyers make is comparing homes based only on the purchase price.

In Charleston, factors like flood elevation, flood insurance requirements, HOA fees, and community amenities can have a major impact on your monthly cost of ownership.

Sometimes the less expensive home actually costs more each month. Sometimes the higher-priced home ends up being the better value.

While many visitors come for the cobblestone streets, colorful homes, and historic charm, it’s the people who work tirelessly to preserve these stories that make Charleston truly special.

Spending time with reminded me that every street, home, and corner of this city has a story worth telling and protecting.

As we head into the weekend, take a moment to slow down, look around, and appreciate the history that makes Charleston unlike anywhere else.

Relocating to Charleston and cannot be there for the closing. You want boots on the ground and you want someone that will pay attention to the details.

For all my clients that are not present for the final walk through, I take detailed videos of the home showing appliances working, lights working, water and plumbing functioning, heating and cooling working. We get a second look at the repairs to double check (we don’t wait until the final walk through to confirm repairs but we do double check). I check under the sinks, around the house, pictures of the thermostat reading temps. You name it, I’ll double check.

I then send them the pictures and videos BEFORE they sign.

Trust but verify and set expectations.

Charleston’s history isn’t just something we admire… it’s something people fought to preserve.

In this episode of , I sat strolled the street of Charleston with local historian and tour guide Lee Ann Bain to talk about the legacy of Susan Pringle Frost, often called the Angel of Tradd Street and the impact she had on protecting the Charleston we know today.

Then we stepped inside 72 Hanover Street, a home that beautifully reflects that same idea: honoring Charleston’s historic character while creating a space designed for modern living.

One of my favorite parts about Charleston is that every home and every street has a story… and this one is a reminder that preservation and progress can exist together.
