I, Joseph Najm am Director of VA Home Inspect, LLC and Certified with NEHA, NRPP, NACHI, DPOR, IAC2, ASHI, etc. As a Veteran of the U.S. Marine Corps, I’m honored to work for my clients' best i

nterests; and happy to offer 25% OFF to Fire, Military, Police and 1st Time Home Buyers! As a former Realtor in Northern Virginia, I know the "ins and outs" of a Northern Virginia Real Estate transaction. By blending both experiences, I’m able to serve my clients’ needs on different platforms. A good home inspection is key in protecting your interests and saving you from a potential disaster. Equally important is the inspector. My goal is to be Your Strongest Ally during your Real Estate Endeavors. I do not cater to Realtors! I work in the interests of only my client. The Northern Virginia Real Estate Sales Contract is no longer contingent upon the essential final walk through items such as the; Plumbing system, HVAC system, Electrical System, Structure system, Appliances, etc. being in working condition. Buyers still do a final walk though before settlement, it is to verify negotiated items have been repaired and the home is in the same condition specified in the contract. The contract now reads that the home and conveying equipment will be in the same condition as either the contract ratification date or home inspection date. These changes make home inspections even more important because a buyer is relying on the inspection as a benchmark to the condition it should be in at settlement.

Big Flood Risk Most Homeowners Miss (Easy Fix)

This is one of the most common flood risks I see during home inspections—and most homeowners don’t even realize it’s there.

The good news?
✅ It’s usually an easy fix
✅ It helps prevent water damage
✅ It protects finished basements and lower levels

This is exactly why inspections matter—catching small issues before they turn into expensive problems.

Not every issue is a deal breaker—but understanding risks early gives buyers and homeowners leverage and peace of mind.

Even brand-new or luxury homes can have unexpected issues. This $2.5M property is only 2 years old — but the water came out brown. 😳 Sometimes, discoloration can be caused by sediment buildup, rusting water lines, or even construction debris left behind. Always test and inspect before you buy — no matter the price point!

🏡 Today’s Inspection Find: The pool was installed too close to the deck steps — a setup that can present a potential safety hazard if not properly spaced or protected. Adequate clearance is essential to reduce the risk of accidental falls and ensure safe access around the pool area.

💡 Regular inspections help identify these concerns early before they become costly or unsafe.
