๐Ÿก **METRO DENVER MARKET WATCH: Buyers Are Buying โ€” But Price Still Rules**

This week's Metro Denver real estate numbers are sending an important message to both **buyers and sellers**:

# # # **The market is movingโ€”but strategy matters.**

I'm tracking activity across **Adams, Arapahoe, Broomfield, Denver, Douglas and Elbert Counties**, and this week we saw an encouraging rebound in buyer activity.

๐Ÿ“ˆ **724 homes went pending**, up from 638 last week โ€” a **13.5% increase**.

At the same time, new listings dropped from 966 to **825**, a decrease of **14.6%**.

That's worth paying attention to.

**Fewer new homes entered the market while MORE homes went under contract.**

So despite what you may hear about interest rates or a slowing housing market, one thing is clear:

# # # ๐Ÿ”ฅ BUYERS ARE STILL BUYING.

But they're also being selective.

This week, **1,384 sellers reduced their asking price**, compared with only **76 price increases**.

That's more than **18 price reductions for every one price increase.**

# # ๐Ÿ  SELLERS: PRICE IT TO SELL, NOT TO SIT.

Today's buyers have choices, and they know how to compare them.

They can see your competition, your days on market, your previous price reductions and what similar homes have sold for.

That's why *"Let's start high and reduce it later"* can be an expensive strategy.

An overpriced home may sit until eventually buyers start wondering:

**"What's wrong with it?"**

Correctly priced, well-presented and properly marketed homes are still attracting buyers.

My goal isn't simply to put a **FOR SALE** sign in your yard.

It's to **position your home to SELL.**

๐Ÿ‘‰ **Thinking about selling?** Before deciding on a price, let's sit down and look at what buyers are actually paying in your neighborhood and build a strategy around YOUR home.

Consider what's happening:

๐Ÿ“‰ **1,384 price reductions**
โ†ฉ๏ธ **152 homes back on the market**
๐Ÿค **724 homes going pending**

Today's market may give buyers opportunities to negotiate **price, seller concessions, closing costs, repairs, interest-rate buydowns and other terms.**

Instead of only asking:

**"Should I wait for mortgage rates to fall?"**

Ask another question:

# # # **"What can I negotiate TODAY?"**

If rates eventually decline and more buyers enter the market, some of today's negotiating leverage could disappear.

๐Ÿก METRO DENVER MARKET WATCH: Sellers, the Market Is Sending a Message

Homes ARE selling in Metro Denver โ€” but buyers are making it very clear that they wonโ€™t overpay.
I track weekly housing activity across Adams, Arapahoe, Broomfield, Denver, Douglas and Elbert Counties, and this weekโ€™s numbers jumped out at me:

๐Ÿ“ 921 New Listings โ€” up from 872
๐Ÿ“‰ 1,509 Price Reductions โ€” up from 1,402
๐Ÿค 722 Homes Went Pending โ€” down from 760
๐Ÿ”‘ 621 Homes Closed
โ†ฉ๏ธ 183 Homes Came Back on the Market

But here's the number sellers really need to see:
๐Ÿšจ 1,509 HOMES REDUCED THEIR PRICE THIS WEEK.

There were only 76 price increases.

That's nearly 20 price reductions for every price increase.

And price reductions actually increased 7.6% from last week.

What does that tell us?

It does NOT mean homes aren't selling.
722 homes went under contract this week.
It means buyers are looking, comparing and purchasing โ€” but they are becoming increasingly selective about PRICE.
One of the biggest mistakes a seller can make right now is:
"Let's price it high. We can always come down later."
That strategy can backfire.

Today's buyer can compare your home to every competing property on their phone before they ever schedule a showing. If your home appears overpriced, many buyers won't make a lower offer. They simply move on to the next house.
Then comes the first price reduction.
Then maybe another.

And eventually buyers start asking:
"Why has this house been sitting?"
Now we're fighting both price AND perception.

๐Ÿ  SELLERS: This can still be a good market.
But your pricing strategy, condition and marketing matter. Correctly positioned homes are still attracting buyers and going under contract.

The goal isn't simply to list your home.
It's to position it to sell.

๐Ÿ”‘ BUYERS: Don't overlook what's happening here.
This week brought 921 new listings but only 722 pending sales.

And 1,509 sellers reduced their asking price.
That's a very different environment from the frantic bidding wars many buyers remember.
Depending on the property, there may be opportunities to negotiate price, seller concessions, closing costs, repairs or even an interest-rate buydown.

Instead of only asking:
"Should I wait for rates to drop?"
Consider asking:
"What can I negotiate TODAY?"

Here's your 6-Country Metro Denver Market in a minute. Pricing AND properly preparing it to show in its best light possible is key. Buyers have more choices and it's still a price war and a beauty contest.

If you have equity, then the answer would be to buy your next home first. There are ways to properly getting this done, and everything involves speaking to your lender and agent to evaluate your best option for your situation.

There is no simple ""one size fits all"" approach to addressing this valid concern.

The Seller and Buyer each have respective Closing Costs. The Offer Contract dictate who pays what, yet you should be in communication with your Lender to see what can be offset by Seller Concession (if they exist in the offer).

Never assume that you need to bring nothing to Closing Day. Proper prior communication is VERY important to a successful Closing Day.

Having a plan saves time. The real question becomes "when should I have my agent write an offer?"--- you will know when that feels right, when most of your checklist is covered. Sometimes less is more (rewarding) as buyer fatigue is real.

This is a working phase in the process leading to buying your own home. This video uncovers some of the caveats and what to watch out for in this stressful yet rewarding phase of the home buying process. This is one of the most stressful parts of the home buying process, yet it's SO rewarding. Being prepared and communication with your lender and agent are extremely important to getting to the Closing Table.

Self-Employed buyers play by a different set of rules. Talk to your Lender before you assume you can't qualify. You might be closer to your goal to buying a home more than you think.

Should there be a legitimate reason why you can not go through your Purchase Contract, there are provisions in the contract that allow you to safely back out without penalty. NEVER assume you can just walk away, as you could risk losing your Earnest Money. It is important to know what your rights and responsibilities are when you are under contract, should there be anything that comes up where your legitimately need to back out of the contract. Once again, communication is key, and now's not the time to hide from news that doesn't sit well with you.
