From Singapore to Frisco, these two just officially became Texans! 🤠🏡

My clients just closed on their beautiful new home in Frisco, and this one is extra special.

They’re relocating to Texas from Singapore, but they’re originally from the same suburb of Montreal that I’m from. Small world, right?! 🇨🇦

They were referred to me by multiple friends from the Canadian women’s club I’m part of, and I’m so grateful those connections brought us together.

And then we went to WORK. 😏

We were able to negotiate their home below the sales price, AND get:

✨ All of their closing costs paid
✨ A rate buy-down
✨ HVAC repairs paid for
✨ Pool repairs paid for

Basically, the sellers helped make their transition to Texas a whole lot sweeter. 😉

Here’s the thing: a LOT of buyers automatically skip over homes that need a little cosmetic work.

And that can be a mistake.

The house with the dated flooring, ugly paint colors, or questionable light fixtures may be sitting on the market while everyone else fights over the pretty, move-in-ready homes.

That’s where opportunity can show up. 👀

Cosmetic updates are often much easier and less expensive to tackle than buyers realize. Paint, flooring, fixtures, landscaping and even some kitchen updates can completely transform a home.

The key is knowing the difference between “this house needs some love” and “RUN.” 😂

Sometimes the best deal isn’t the prettiest house on the block. It’s the one everyone else overlooked.

This one is a perfect example of why preparation + strategy + trusting the process can make such a huge difference when selling a home.

My amazing clients just sold their Farmers Branch home for $20,000 MORE than the pre-listing appraisal we had completed as part of our listing preparation. 🙌

And they absolutely crushed the prep work.

With two young kids and both parents working from home, I recommended that they move into their new home before we put this one on the market. It wasn’t necessarily the easiest step, but it allowed us to completely transform the house.

Once they were moved out, we were able to:

My clients just sold their Sachse home after only 3 days on the market — in a neighborhood where homes are currently averaging 73 days on market! 👏

Was pricing it aggressively part of the strategy? Absolutely. But pricing was only one piece of the puzzle.

July was one for the books! ❤️

I closed just under $4 million in real estate, and I’m incredibly grateful for every client who trusted me to be part of such an important chapter in their lives.

This month I had the privilege of:

There's nothing better than helping people find a place that truly feels like home. 🏡❤️

A little over a month ago, these wonderful clients reached out to me from Singapore as they began planning their move to North Texas. The fun part? They're originally from the same suburb of Montreal, Quebec that I grew up in! 🌎🇨🇦 Talk about a small world.

When we first started talking, they were convinced they wanted to be in Carrollton or Plano. After learning more about their lifestyle, priorities, and what they were looking for in a home, I suggested they also consider Frisco and McKinney.

After touring nearly 30 homes in just a few days, they completely fell in love with Frisco and McKinney.
