Florida vacation rental licenses can't be transferred.
Airbnb reservations can't move to a new host. Vrbo bookings can, if you honor them and guests agree.
We ask for a full year of payout reports and check them against the seller's tax filings.

Plenty of guests come for Disney and Universal and go home after the parks. The ones who add a beach day or a cruise book longer stays.

Cocoa Beach, Kennedy Space Center and Port Canaveral are all a day trip east.
LEGOLAND Florida is the easy extra park from the Hwy 27 and Champions Gate resorts.
We tell owners not to buy for day trips... but do put them in the guest guide.

We keep the big ideas in the bunk room and game room, and leave the adult suites calm.
Licensed decor you buy and display is the safe route for franchise themes. Painted character murals and a studio name in your listing title are where the trademark trouble starts.
Anchor the dressers and TVs - those rooms get climbed.

Resale homes can rent soon after closing and come with records you can check. Age and the seller's numbers still need checking.

Plenty of resorts sold as "ChampionsGate" sit across the line in Polk County. No sign tells you when you cross it... but the rules change.

Polk taxes each stay at a combined 12%, and Airbnb collects Polk's tourist tax on its bookings.
You need a DBPR vacation rental license plus a Class B business tax receipt per rental location.
Polk is in a different DBPR district from Orange and Osceola, which matters if your manager works both sides.
