Texas Draws $4.8B in International Home Buys
Texas continues to be a magnet for international homebuyers, with $4.8 billion spent on Texas properties and nearly 7,800 homes purchased by global buyers over the past year. What stands out is that while national activity slowed, Texas saw transaction growth of about 4%. The median price paid by these international buyers was $375,000—significantly above the statewide median of $334,000—and their purchases accounted for around 2% of all existing-home sales in Texas, ahead of the national average. Buyers from Mexico made up the largest group at 35%, followed by India at 14% and China at 9%, reflecting Texas’s broad international appeal. Affordability remains a key driver: close to 60% favored suburban locations, about 80% chose detached homes, and nearly 40% paid cash. Even with new restrictions, Texas secured about 12% of all U.S. foreign home purchases this year. Having called Austin home for 18 years and with a background in finance, I see firsthand how global interest and local value shape our dynamic market. For those considering a move—whether from across the globe or just across town—the numbers tell a compelling story about opportunity and demand in Texas real estate.

Miami, Nashville, Texas Offer More Choices for Homebuyers
As someone who’s called Austin home for nearly two decades, I’m always keeping an eye on how our local market fits into the bigger national picture. This June, we saw 48.5% more sellers than buyers across U.S. housing markets. In fact, about 70% of major metros—including much of Texas—are now considered buyer’s markets, with high prices and costs shaping the landscape. Only seven metros, mostly in the Northeast, are still seller’s markets with limited inventory.
