Drill baby, drill! 👷‍♂️

Last week, boring officially began on the new Hudson River Tunnel, the first new rail tunnel beneath the Hudson River in more than a century. Part of the broader Gateway Program, the project aims to improve commuter rail reliability, increase capacity, and strengthen the region’s transportation infrastructure while crews rehabilitate the existing century-old North River Tunnel. 🚇

Sometimes, it takes a little while for your role in a project to come full circle. Like with Hoboken’s Western Edge Redevelopment Plan, where Maraziti Falcon worked with the City to draft the redevelopment agreement and help shape a vision for transforming an area once dominated by the last vestiges of ’s industrial past. 🏭

With 1300 Jefferson Street breaking ground last week, it’s rewarding to see that vision finally moving forward. The plan emphasizes mixed-use development, sustainability, resiliency, and strategies to address the City’s stormwater challenges, while incorporating elements of Rebuild by Design. ☔ The Western Edge Redevelopment Plan was previously recognized with a Planning Award from the New Jersey Planning Officials.

Last year Maraziti Falcon Partners Joanne Vos and Brad Carney were retained by the City of Hoboken as Construction Counsel in connection with the City’s active involvement with the Gateway Hudson Tunnel Project, with Brad leading the firm’s construction practice.

There’s something especially rewarding about seeing a project finally see the light of day when you’ve played even a small part in making it happen. And last week, The Union Hotel Flemington in the Historic Borough of Flemington celebrated its official ribbon cutting and grand re-opening! ✂️

Maraziti Falcon represented the Borough in renegotiating a redevelopment agreement to revive the stalled downtown project, addressing litigation and financial challenges. The revised agreement reduced the project’s maximum height from eight stories to four, secured greater certainty for infrastructure funding, and allowed the Police Department to remain in place, saving the Borough millions. The agreement also helped pave the way for construction, including the and of the hotel. 🏨

It's a truly beautiful addition to Hunterdon County's historic County Seat. Read more: https://www.tapinto.net/towns/flemington-slash-raritan/sections/business-and-finance/articles/more-than-200-years-after-original-opening-union-hotel-celebrates-ribbon-cutting-grand-re-opening
