Winter puts furnaces and boilers to the test, here’s the essential Colorado Springs checklist I follow before the first true cold snap hits:

A professional inspection and cleaning makes sure your system runs reliably when you need it most.

Replace or clean filters, test for unusual odors and sounds, and double-check that fuel sources are ready for colder days.

Clear away anything flammable from heat sources, confirm every smoke and carbon-monoxide alarm works, and make sure outside vents and flues stay free of leaves, snow, and debris.

Keep safe back-up heaters and a working fire extinguisher within easy reach, but only use portable heat sources as directed and always avoid unvented equipment indoors.

Insulate any pipes running near your furnace or boiler, seal up nearby drafts, and leave space around indoor cabinets for warm air to circulate near plumbing.

Plan now for snow and ice, service removal equipment, have ice-melt supplies on hand, and check all access routes to and from the main house and outbuildings.

After storms, gently clear snow away from furnace vents and meters with a broom instead of a shovel to protect ventilation, and double-check all exits are easy to use.

Staying winter-ready means fewer surprises for homeowners and peace of mind during the deep freeze.

What’s your favorite winter prep habit or must-do in your own home? Save this checklist or share with someone who’s planning ahead this season.

Why creek restoration, flood safety, and recreation are all tackled together in the COS Creek Plan:

Seeing these priorities as connected makes every investment count for neighborhoods, the environment, and outdoor living, here’s what stands out in Colorado Springs.

- Creek restoration goes beyond natural beauty, directly supporting safer neighborhoods by reducing flood risk and improving environmental quality.

- Parks, trails, and recreation spaces are designed together with creek upgrades to create a continuous greenway, not just isolated improvements.

- Flood management isn’t an afterthought, resilient trail and park designs are planned to withstand changing conditions while keeping public access open.

- The plan builds in flexible recreation spaces, like new gathering spots and possible water play areas, so the creek corridor truly serves both locals and visitors.

- Improved pedestrian and bicycle access means surrounding neighborhoods are more connected to outdoor activities and parks than before.

- Restoration, safety, and recreation goals guide every design choice, supporting not just property values but also community identity and well-being.

- Every conversation about future property use, neighborhood changes, or new development includes access, environmental care, and public benefit at its core.

By blending these goals, the COS Creek Plan turns the creek corridor into a lasting community asset, not just for today, but for generations to come.

Is there a creek, park, or outdoor spot in Colorado Springs you’d love to see improved? Share your thoughts below or save this for your next neighborhood conversation.

Choosing a home: should you pick easy-access paths or seek out challenging scenic trails? 🏞️

In Colorado Springs, your community choice shapes how you step outside, whether you want flat creekside routes for daily walks or crave those red-rock climbs for stunning views and a good challenge.

- Neighborhoods near Fountain Creek Regional Park blend easy multiuse trails with playgrounds, fishing spots, and environmental programs for low-key outdoor routines. 🥾

- Trail-rich areas like western Colorado Springs offer foothill hikes and dramatic scenery, ideal for those wanting a more adventurous lifestyle.

- Buyers drawn to wildlife and peaceful surroundings can prioritize open spaces and wetlands for quiet walks and nature observation close to home.

- Smaller parks with courts, dog areas, and play features give families or active adults access to daily activities without a big commute.

- Year-round recreation is possible; choose a spot that matches your pace, from seasonal splash pads to cycling, wildlife viewing, or fitness loops.

- Some clients start their search by mapping everyday routines, dog walks, morning runs, after-school play, to neighborhood trailheads or park amenities.

- A close-by loop or challenging trail isn’t just about fitness; it’s about connection, scenery, and finding a fit for your lifestyle. 🌳

With so many options in Colorado Springs, think about how you really want to spend your mornings or unwind at the end of the day.

Colorado Springs’ market feels balanced, but knowing how to read the signals can mean the difference between a smart move and missed opportunity.

When homes stay on the market longer, buyers get more time to compare properties and negotiate, but sellers also adjust their strategies quickly.

A fixed-rate mortgage gives stability for those planning to stay put and wanting predictable payments, even if today’s rate feels high compared to the past.

Adjustable-rate loans may fit buyers who expect to move or refinance before any adjustment, but it’s essential to weigh personal comfort with payment swings and review loan details with a local lender.

Waiting to buy can give you extra negotiating room while the pace stays slower, but it doesn’t guarantee better deals, future rates, home prices, or competition can all shift without warning.

If you’re renting during this window, remember monthly rent still carries its own cost, and holding off on buying means building equity waits too.

A practical approach: focus negotiations on the home and seller concessions that truly matter to your long-term needs, then choose a loan where the highest possible payment is still manageable for your household, no wishful thinking required.

The market may not feel urgent right now, but that’s exactly when a clear-headed plan makes the biggest difference.

Save this for your next home discussion, or share it with someone weighing their options in Colorado Springs today.

Never lose track of an important update during your real estate transaction, here’s how a well-crafted stakeholder contact sheet keeps everyone in sync. 📑

Clear communication makes a complicated process feel more manageable, especially when multiple professionals and family members are involved. Having the right system not only avoids missed messages, but also prevents repeated instructions and last-minute confusion.

- List every party’s name, role, phone, email, and preferred way to be reached right at the top of your sheet. 📇

- Clearly define each person’s decision authority to avoid someone making changes they’re not meant to approve.

- Note who’s responsible for key deliverables, like documents, inspections, repairs, or closing logistics, so everyone knows their part.

- Include backup contacts for each main party in case someone is out of reach during a deadline.

- State how updates should be shared (group email, phone call, direct message) to keep everyone in the loop and reduce side conversations.

- Track important deadlines with a visible shared calendar so nothing slips through the cracks.

- Summarize important decisions and next steps after meetings, then share them with all stakeholders to avoid confusion or overlap.

A single organized contact sheet can transform even the busiest Colorado Springs move into a process where nothing gets missed.

Have you seen a transaction run smoother because of strong coordination, or has miscommunication ever caused headaches? Drop a comment or save this as a checklist for your next move.

Interest rate got you worried? These creative buydown moves are helping buyers get better monthly payments right now. 💡

When mortgage rates feel out of reach, flexible deal structures like temporary interest rate buydowns can open new doors, especially with more sellers willing to contribute. Here’s how buyers in Colorado Springs and surrounding areas are making their numbers work today:

- Sellers are often open to concessions that can be used for closing costs, buydowns, and other transaction expenses.

- Temporary buydown options let you lock in a lower starting payment, easing the transition into a new home. 🏡

- Seller-paid buydowns are negotiable, and the right lender can help structure a program that fits your needs.

- Sometimes you can combine a temporary buydown with a better purchase price to boost your buying power.

- It’s not just about the headline rate, structuring around your desired monthly payment can make a real difference.

- Every situation calls for a tailored strategy based on your loan type and what the seller is able to contribute.

- Creative negotiation is thriving, giving buyers and sellers new ways to bridge the gap. 🤝

Understanding all your options, especially during a big life transition, means you’re not stuck accepting whatever rate gets posted. Sometimes, working through the details with your agent and lender is what tips the scales.

Have you considered asking about a temporary buydown or seller concession? Save this list if you’re planning to move or share it with someone who needs a little payment relief in their next home search.

10/12/2026

Colorado Springs is still seeing a lot of new apartments come online, even though new construction is starting to slow.
Why? Because many of those apartment communities were already under construction before permitting eased up.
As of mid-September 2026, about 4,110 apartment units were still under construction in the Colorado Springs area, while permits issued from January through August were down about 14% compared with last year.
At the same time, renters are absorbing much of that new supply. Vacancy dropped from about 7.3% in the first quarter to 6.6% in the second quarter, and midyear occupancy reached roughly 94.4%.
So what does that mean?
Renters still have choices, but the market is tightening a bit. Buyers may want to compare the real cost of renting versus owning. Sellers need to pay close attention to pricing, condition and incentives. And investors are watching occupancy, rent growth and financing costs while more units are still being completed.
The biggest takeaway? Colorado Springs is no longer simply dealing with apartment oversupply. The market is slowly finding its balance.
If you’re thinking about renting, buying, selling or investing, the neighborhood and property itself matter more than the citywide averages.
Curious how this might affect your own plans? I’m always happy to talk it through.

Outdoor access isn’t just a perk, it’s shaping where buyers choose to live in Colorado Springs. Here’s why wetlands, wildlife areas, and nature centers top the list for outdoor-focused homebuyers: 🌳

Homes near regional parks and open spaces make it easier to fit walking, cycling, or quiet time in nature into any day.

Wetland areas and creekside trails offer scenic getaways just minutes from neighborhoods, supporting wildlife observation, fishing, and peaceful outings.

Nature centers bring hands-on education and group programming, adding more reasons for families, caregivers, and multi-generational buyers to prioritize proximity.

Neighborhood parks with playgrounds, sports fields, splash pads, and dog-friendly features mean recreation is always close, no need for a day trip.

Communities connected by multiuse trails support everything from gentle strolls to energetic cycling and allow for easy socializing and exploration.

Open spaces and wildlife corridors create a sense of privacy and preserve natural beauty, adding long-term enjoyment right outside your door. 🌾

Seasonal activities, from organized events to year-round walking and birdwatching, help residents of all ages make the most of each season and strengthen local ties.

Outdoor-oriented buyers are looking for more than just a backyard; they want built-in adventure, wellness, and gathering spaces that match their lifestyle.

Thoughtful park and nature access shapes daily routines and makes moving to the Colorado Springs area feel like an upgrade for active households.

If access to parks, trails, or wetlands is high on your wishlist, what’s the one amenity you’d use most? Save this list for your search and share it with someone weighing a move!
