**Before you spend $100,000 getting your house ready to sell… stop.**

One of the biggest mistakes I see homeowners make is assuming they need to completely renovate before putting their home on the market.

New kitchen.

New bathrooms.

New floors.

Fresh everything.

Sometimes those improvements make sense.

Sometimes you're spending money that you'll never get back.

The right question isn't:

**“What can I improve?”**

It's:

**“What will actually make a difference to the buyer?”**

Before you renovate, let's talk about the market, your home, your timeline and your goals.

Things that make your realtor crazy:

“We want top dollar, but we don't want to do anything to the house.”
“Our neighbor said it's worth $500K more.”
“We don't want a sign.”
“Can we just try this price for a few months?”
“We’ll clean before the showing.”

Before you downsize, DON'T start by calling a moving company. 🌟

Start by asking yourself these five questions:

Where do I actually want to live next?
What do I want my daily life to look like?
What do I truly need to take with me?
What does my current home need before I sell?
Who can help me with everything that isn't technically “real estate”?

That last question is an important one.

A move can involve organizers, movers, estate-sale professionals, contractors, stagers, cleaners, storage, and sometimes other professional services.

You shouldn't have to figure out the entire ecosystem alone.

My goal is to be the person you can call at the beginning - not just when you're ready to put the house on the market.

Thinking about selling your house?
Here’s what I’d tell you if we were having coffee:

☕ Don’t renovate your entire kitchen just because HGTV told you to.
☕ Please declutter before we photograph. Your 47 decorative pillows are not helping. 😂
☕ Pricing matters. “But my neighbor sold for…” is not a pricing strategy.
☕ And yes, I will tell you if something needs fixing—even if you don’t want to hear it.

Your house is probably worth more than you think… but maybe not for the reasons you think.

**5 signs your home may have become too much house.** 🏦

You don't have to be unhappy in your home to realize it no longer fits your life.

Maybe:

• You rarely use half the rooms.
• The yard has become more work than enjoyment.
• Maintenance feels increasingly overwhelming.
• You're spending more time thinking about the house than enjoying it.
• Your family has changed—but your home hasn't.

That doesn't automatically mean it's time to sell.

But it might be time to start asking a different question:

**What would you choose if you were designing your home around the life you have today - not the life you had 20 years ago?**

That's a conversation I'm always happy to have.

Thinking about moving between the Bay Area and the Monterey Peninsula? 💫

I've noticed something interesting:

A lot of people don't really want to leave one place for another.

They want to create a life that makes sense for the next chapter.

Maybe that's moving from the Bay Area to Carmel.

Maybe it's moving back north to be closer to family.

Maybe it's downsizing after the kids have grown.

Maybe it's simply realizing that the house you bought 20 years ago doesn't fit the way you live anymore.

Real estate is the transaction.

The transition is the part I care about.

Maybe you've lived there for 20, 30, or even 40 years.

The kids are gone. The yard feels like work. There are rooms you barely use. And the thought of dealing with everything you've accumulated over the years feels completely overwhelming.

Downsizing isn't just a real estate transaction.

It's a life transition.
