SW & SE Cape Coral Bridge Heights Guide 🌴🚤

If you're boating in Cape Coral, knowing exactly which bridges you can clear is essential — especially if you're heading out to the river or Gulf. I’ve put together this detailed map covering the Southwest and Southeast sections of Cape Coral with precise bridge clearance heights.

The red bridges are your Gulf-access routes (tidal/saltwater leading to the Caloosahatchee and open water). The light blue bridges located inside the darker shaded zones are freshwater canal bridges only — they do not provide access to the Gulf.

Cape Coral’s canal network can feel like a spaghetti bowl when you’re out on the water, with twists, turns, and multiple bridges to navigate. I’ll be sharing specific route breakdowns, best paths, and realistic travel times in a follow-up post.
Here are some of the key Gulf-access bridges and their typical clearances (measured at maximum/high water level):

Everest Parkway – approx. 10'9"
Cornwallis Parkway – approx. 11'3"
Palaco Grande – approx. 13'6"
Savona Parkway – approx. 8'6"
Beach Parkway – approx. 8'9"
Cape Coral Parkway – ranges from 8'6" to 9'3" depending on the exact span
Rose Garden area – mostly 8'9" to 9'3"
Tarpon Point / Cape Harbour area – several bridges in the 8'9" to 10'3" range

These numbers are based on high water conditions, so always factor in the tide, your boat’s actual air draft (including T-tops, antennas, outriggers, etc.), and current water levels. A few extra inches can make all the difference.

I’ve been helping clients navigate these waters for years — if you're buying waterfront, planning a route, or need help choosing the right property for your vessel size, feel free to reach out. Local knowledge like this saves a lot of headaches (and scraped T-tops)!

Looking for the perfect waterfront home with the right bridge clearances and easy Gulf access for your boat? Send me an email at [email protected] — I’d love to help you find it! 🌊🚤

January 2026 Mortgage Rates: What They Mean for Buyers and Sellers in Southwest Florida

Mortgage interest rates continue to shape how buyers and sellers make decisions in today’s real estate market. If you’re considering buying, selling, or relocating to Southwest Florida, understanding how current rates impact affordability and demand is essential.

Below is a clear, easy-to-understand update on where mortgage rates stand in January 2026 and what they realistically mean for today’s market.

Current Mortgage Interest Rates January 2026
Based on recent national mortgage surveys and economic reporting, today’s average mortgage rates are approximately:

30-Year Fixed Mortgage: mid-6% range
15-Year Fixed Mortgage: upper-5% range
Florida 30-Year Fixed Loans: often slightly higher than the national average due to insurance costs, taxes, and regional lending adjustments
Exact rates will always depend on credit score, down payment, loan type, and lender, but these ranges reflect what many well qualified buyers are seeing right now.

Why Mortgage Rates Look Different Than Last Year
Mortgage rates have improved compared to the peaks seen in 2023 and early 2024. Several economic factors have contributed to this shift:

Inflation has cooled compared to prior years
The Federal Reserve reduced benchmark rates in late 2025
Financial markets have stabilized, helping ease long-term borrowing costs
While today’s rates are not near the historic lows of the pandemic years, they are noticeably lower than the near-7% levels many buyers faced last year.

What Today’s Rates Mean for Southwest Florida Buyers
For buyers looking in Fort Myers, Cape Coral, Estero, North Fort Myers, and surrounding areas:

Monthly payments are more manageable than they were a year ago
Buyers may regain some purchasing power compared to 2024
Negotiation opportunities have increased, including seller concessions and rate buydowns
Many buyers are finding that today’s market offers a more balanced environment, especially in Southwest Florida, where lifestyle and relocation demand remains strong.

What This Means for Southwest Florida Sellers
For sellers, improved rate conditions often lead to:

More qualified buyers entering the market
Increased showing activity
Greater confidence from relocating and out-of-state buyers
Even modest changes in interest rates can significantly affect buyer motivation, particularly in desirable Florida communities.

Looking Ahead Through 2026
Most housing economists expect mortgage rates to remain relatively steady throughout much of 2026, with small fluctuations tied to inflation and economic data. A return to ultra-low interest rates is unlikely in the near future, which makes strategy and timing more important than waiting for “perfect” conditions.

Professional Perspective
Interest rates are only one part of a successful real estate plan. Pricing, negotiation strategy, timing, and local market knowledge matter just as much, especially in a diverse market like Southwest Florida.

Whether you’re buying, selling, or relocating, having accurate information and a clear strategy tailored to your goals can make all the difference.

I’m happy to help you understand how today’s interest rates affect your buying power, home value, and next steps.
