Atlanta Market Update: August 2025

The Metro Atlanta housing market is settling into balance—with more homes to choose from, steady prices, and sellers getting creative with incentives.

By the numbers:
Sales: 5,740 (down from last year)
Median Price: $395,000 (holding steady)
Active Listings: 27,420 (⬆️ nearly 28% from last year!)
Months of Supply: 4.8 (the closest we’ve been to a balanced market in years!)

What this means:
Buyers → More choices, more negotiating power, and less pressure than the bidding wars of 2021–22.
Sellers → Homes are still moving, but strategy matters: smart pricing, staging, and flexibility win.

Affordability remains a challenge, but with the right approach, opportunities are out there for both sides.
