Negotiation is one of the most powerful tools you have as a buyer, and failing to use it can cost you. Here's why you should never shy away from negotiation:
✅ You Can Often Get a Better Price 💸
Sellers expect some back-and-forth! A little negotiation on price or terms might save you thousands. Don’t automatically accept the listed price without considering what’s fair for you and your budget.
✅ Leverage Repairs or Credits 🔧
If the home inspection reveals issues, don't hesitate to negotiate repair requests or request a credit toward repairs. You may not want to take on costly repairs yourself, so negotiating these terms can be beneficial.
✅ Ask for Additional Perks or Concessions 🏡
Negotiation isn't just about price. You can also ask the seller for concessions, like covering closing costs or including appliances or furniture in the deal, making the overall value of the home even better.
✅ Be Willing to Walk Away 🚶‍♀️
One of the strongest negotiation tactics is being willing to walk away if the terms aren’t right. If the price or deal doesn’t meet your needs, don't be afraid to step back and look at other options.
✅ Utilize Your Agent’s Expertise 💼
Your agent is there to help negotiate on your behalf! Use their knowledge of local market trends and negotiation strategies to ensure you get the best possible deal.
Negotiation is an essential part of home buying. Don’t leave money on the table – be confident and get the best terms for your dream home!

Mortgage Term of the Day:
The Loan-to-Value Ratio compares the loan amount to the appraised value (or purchase price) of a home.

Formula:
Loan Amount ÷ Home Value = LTV %

🔹 Lower LTV = lower risk for lenders
🔹 Higher LTV may require mortgage insurance
🔹 Staying under 80% LTV helps avoid extra fees

💡 Example: Buying a $300,000 home with a $240,000 loan = 80% LTV

📝 House Hunting Tip #5: Make a List of Wants vs. Needs! 🏡

When house hunting, it’s easy to get caught up in the excitement of everything that’s available. To keep things focused, break it down into wants and needs!

✅ Needs: These are the essentials that your new home MUST have, such as the number of bedrooms, proximity to work, or pet-friendly spaces.
✨ Wants: These are the bonus features that would be nice to have, but aren't deal-breakers—think a home theater or a pool.
📋 Stay Focused: Prioritize the needs and be open to compromises on the wants.

Having a clear list helps narrow down the search and keeps you from falling in love with a house that doesn’t quite meet your goals! Need guidance on what’s a need vs. want? Let’s chat!

APPRAISAL: an unbiased professional evaluation of a property's value. It's typically conducted by a licensed appraiser who considers various factors to determine how much a property is worth in the current market.

🔹 Why it matters:
✅ For buyers – Ensures you're not overpaying for a home by confirming its value.
✅ For lenders – Protects the bank by confirming the home’s value aligns with the loan amount.
✅ For sellers – Provides a realistic price range if you're looking to sell.

🔹 What the appraiser considers:
✅ Location – The desirability and market conditions of the area.
✅ Size and condition – Square footage, layout, and overall upkeep of the home.
✅ Comparable properties – Sales prices of similar homes in the neighborhood (called "comps").
✅ Upgrades – Any renovations or unique features that could impact the value.

Once completed, the appraiser will provide a report that includes their estimated value of the home. If the appraisal is lower than the agreed-upon price, negotiations or adjustments may be needed.
