: With rates on the rise, there are still great options to help buyers! Temporary rate are a great way for buyers to achieve lower mortgage payments for the first couple years of their loan. Specifically a 2-1 Temporary Buydown is when the rate is temporarily bought down for the first 2 years of the loan. For example, if the note rate is 6%, then the rate would be reduced to 4% for the first year, then 5% for the second year, and then the remaining years after would continue at the full note rate of 6%. This is a significant savings for the first 2 years compared to buying the overall note rate down by paying points, because the payment will be much lower over these first 2 years, thus providing buyers initial savings after making important investments. These buydowns are paid for by the seller in the form of a seller credit towards closing costs, and can be negotiated into a purchase deal accordingly. This is a fantastic for sellers to offer this credit to their prospective buyers, and a great way to incentivize buyers to buy a home even with this uptick in interest rates.
