🏡 BUYERS ARE GAINING LEVERAGE IN THE TEXAS HOUSING MARKET! 🤠

Here’s a stat that caught my attention: the number of active homebuyers in the U.S. fell to a record-low 966,752 in July.

Meanwhile, an estimated 1.46 MILLION sellers were on the market.

That means sellers outnumbered buyers by 51.3%. 😳

And Texas is feeling it:

📍 Houston — 130% more sellers than buyers
📍 San Antonio — 116%
📍 Austin — 112%
📍 Dallas — 99%
📍 Fort Worth — 86%

Yet here’s the interesting part… 👀

💰 The median U.S. home-sale price still increased 3.2% year over year, reaching a July record of $407,730.

So what does this mean if you're buying or selling in DFW?

👉 BUYERS: You may have more negotiating power than you’ve had in years. More inventory can mean more choices, more time to think, and more opportunities to negotiate price, repairs, concessions and terms.

👉 SELLERS: This is not the market to simply “test the waters” with an overpriced listing. Pricing, presentation, condition and strategy matter—and the right home can still attract serious buyers.
