🎉 UNDER CONTRACT! 🎉

Really happy for our sellers on this one.

If you’ve been following the Eagle Rock real estate market lately, you already know homes with character and larger lots don’t stay available for very long. Buyers across Northeast Los Angeles are paying close attention to properties that feel authentic, livable, and full of long-term potential.

That’s exactly what made this one stand out.

From the beginning, our sellers trusted The Brad Korb Real Estate Group to help guide the process, and honestly, seeing everything come together for them feels really rewarding for our whole team. Selling a home is a major life move, and we never take lightly the trust people place in us during that process.

This property had the kind of feel buyers are constantly asking about in areas like Eagle Rock, Glendale, Pasadena, Highland Park, Burbank, Toluca Lake, and the Magnolia Park community. The vintage details, front porch, fireplace, and larger lot gave people something they could actually picture themselves growing into over time.

One thing we continue to talk about with both buyers and sellers in today’s Los Angeles real estate market is that many buyers are no longer only looking for fully renovated homes. A lot of people want properties with personality, outdoor space, flexibility, and the ability to slowly make a place their own while still being connected to strong local neighborhoods and businesses.

That’s a big reason areas throughout Northeast LA continue to stay competitive even as the market shifts. Buyers are thinking much more intentionally about community, lifestyle, walkability, and long-term value.

Most importantly though, we’re just excited for our clients. They trusted the process, stayed patient, and now we’re officially in escrow 🥂

If you’ve been thinking about selling anywhere in the Los Angeles real estate market, our team is always happy to answer questions, talk through what’s happening locally, and help you understand your options without the pressure.

Lately, we’ve been having a lot more conversations with homeowners who feel stuck between two thoughts:

“We want to move…”

…but also…

“Is this really the right market to do it?”

And honestly, I understand why so many people feel that way right now.

Mortgage rates have been unpredictable. The market feels different than it did a few years ago. Buyers are more careful. Headlines make everything sound uncertain.

But one thing we keep seeing in real life is this:

The reasons people wanted to move in the first place usually don’t disappear.

Families still outgrow their homes.
Commutes still get exhausting.
Parents still need to be closer.
Retirement plans still happen.
Empty nesters still want a different lifestyle.

Life keeps moving whether the market feels “perfect” or not.

And that’s why people are still buying and selling homes throughout Los Angeles, Burbank, Glendale, Pasadena, Toluca Lake, and surrounding areas right now.

Not because conditions are flawless.

But because sometimes waiting becomes harder than moving.

One thing that’s also important to remember is that today’s market isn’t “bad” — it’s just more balanced and strategy-driven than it was during the frenzy a few years ago.

Buyers are more selective now. They’re paying closer attention to:

* pricing
* presentation
* condition
* location
* and overall value

The homes getting the strongest response are usually the ones that are prepared thoughtfully from the start.

After being in real estate for decades, one thing continues to stay true:

Trying to perfectly time the market is incredibly difficult.

But making a move that aligns with your actual life goals? That’s usually what matters most.

Curious — do you feel like people are waiting longer to make moves right now, or are life changes starting to outweigh market uncertainty for a lot of homeowners?

🎉 UNDER CONTRACT! 🎉

Really excited for our sellers on this one.

Homes like this in Sun Valley tend to catch people’s attention quickly, especially when they offer privacy, outdoor space, and flexibility that buyers can actually picture themselves using long term. But honestly, the part that matters most to us is helping our clients feel supported through such a big transition.

From the beginning, our sellers trusted Brad and our team to guide the process, and seeing everything come together for them feels really rewarding. There’s a lot that happens behind the scenes during a sale, especially in today’s Los Angeles real estate market, and we never take that trust lightly.

What stood out about this property right away was how livable it felt. The gated setup, hardwood floors, pool, and backyard space gave buyers something they could immediately connect with. And with the detached garage and ADU potential, there was also strong interest from buyers thinking about future flexibility, workspace options, multi-generational living, or additional income possibilities.

One thing we continue to see across Sun Valley, Burbank, Glendale, Pasadena, Toluca Lake, and nearby parts of Los Angeles is that buyers are being much more intentional right now. People are paying closer attention to functionality, outdoor space, privacy, and neighborhoods that still feel connected to the community while staying close to everything LA has to offer.

That’s why strategy matters so much when selling a home today. Preparation, pricing, presentation, timing, and understanding what buyers are actually searching for all make a difference.

Most importantly though, we’re just really happy for our clients. They stayed patient, trusted the process, and now we’re officially in escrow 🥂

If you’ve been thinking about selling in Sun Valley or anywhere in the Los Angeles real estate market, our team is always happy to answer questions and help you understand your options without the pressure.

Burbank home prices are up about 5% and interest rates are down nearly half a point compared to last year. Here's your market snapshot heading into summer.

A lot of buyers lately have been saying the same thing:

“I want a home that feels peaceful, practical, and comfortable… but still close to everything I need.”

Honestly, that’s a big reason we’re excited about this Rancho Cucamonga home this weekend. 🏡

7415 Kirkwood Ave has the kind of layout that just feels easy to settle into. The family room gets beautiful natural light during the day, there’s a cozy fireplace for quieter nights at home, and the separate dining space gives you room to actually enjoy dinners with family and friends.

Outside, you’ve got a large yard, rear patio, RV access, and mountain views that make the setting feel calm without feeling isolated from schools, shopping, and everyday conveniences.

One thing we’ve been seeing across Southern California, including areas like Burbank, Glendale, Pasadena, Toluca Lake, and Magnolia Park, is that buyers are paying a lot more attention to how a home actually functions for their lifestyle.

People want:
• more usable outdoor space
• flexible parking options
• quieter neighborhoods
• homes that feel comfortable now and still make sense long term

That’s why homes like this continue to stand out.

Our team spends a lot of time helping buyers think beyond photos online and really focus on how a home fits their daily life, future plans, commute, and overall lifestyle. Seeing a property in person still makes a huge difference.

A lot of buyers right now are looking for something that feels a little calmer without giving up convenience. That’s a big reason why homes in Calabasas communities like this continue to get so much attention. 🏡

This townhouse at 4261 Las Virgenes Rd #5 has a layout that just feels comfortable the moment you walk in. The living room gets great natural light, there’s a cozy fireplace that makes the space feel inviting, and the large private patio gives you room to actually enjoy being outside instead of just looking at it.

One thing people always notice here is the location within the complex. Being an end unit at the rear gives you extra privacy, and being directly across from the pool and spa makes everyday living feel a little easier.

What we’ve been seeing across the Los Angeles real estate market, including areas like Burbank, Glendale, Pasadena, Toluca Lake, and Magnolia Park, is that buyers are paying much closer attention to how a home functions day to day. Privacy, outdoor space, parking, natural light, and low-maintenance living are becoming bigger priorities than ever before.

That’s why homes like this continue to stand out for first-time buyers, downsizers, and people looking for a simpler lifestyle while still staying connected to Los Angeles County.

A lot of buyers right now are realizing they’d rather buy a home with space and long-term potential than pay top dollar for something fully finished that still doesn’t fit their lifestyle.

That’s what makes this Burbank property so interesting. 🏡

836 N Parish Pl gives you over 4,000 sq ft of living space, a flexible layout, and the kind of square footage that’s becoming harder to find in the Burbank real estate market at this price point.

Inside, there’s room to really make the home your own over time. There’s a formal dining room for family gatherings, a den with a wet bar that could become a great entertaining space, an enclosed patio that adds even more usable living area, and a detached guest room that opens up options for visitors, a home office, creative workspace, or extended family.

And honestly, that flexibility matters more than ever right now.

We’ve been seeing more buyers throughout Burbank, Glendale, Pasadena, Toluca Lake, Magnolia Park, and surrounding areas focus less on “perfect finishes” and more on homes with layouts and neighborhoods they can grow into long term.

That’s something our team talks about with buyers every day. In today’s Los Angeles real estate market, things like location, usable space, floor plan, neighborhood demand, and future potential often matter more than whether every surface has already been updated.

If you’ve been looking for homes for sale in Burbank CA with space, flexibility, and room to personalize over time, come by this weekend and see what stands out to you.

A lot of buyers right now are looking for something that feels a little more comfortable, a little more functional, and honestly… a little less cramped.

That’s a big reason why we’ve been seeing more people from Burbank, Glendale, Pasadena, Toluca Lake, and Magnolia Park start exploring homes in Porter Ranch. 🏡

This weekend, Ritika and Joseph are opening up a home in Villagio Estates that really shows why the area has been getting so much attention lately.

From the moment you walk in, the two-story living room makes the home feel open and welcoming instead of overly formal. The layout flows naturally, the den with the fireplace gives you a great everyday hangout space, and the kitchen connects well to the main living areas so everything feels practical for real life.

And then there’s the backyard.

Pool, spa, built-in BBQ, patio space, and enough room to actually enjoy being outside without feeling packed in next to neighboring homes. That’s something buyers continue to ask for throughout the Los Angeles real estate market.

One thing our team always reminds clients is that photos only tell part of the story. Ceiling height, natural light, backyard privacy, and neighborhood feel are things you really notice once you’re physically in the home.

A lot of buyers right now are realizing that the way a home *functions* matters just as much as how it photographs online.

That’s one reason this Elmwood Ave property has been standing out. 🏡

Set on a 14,430 sq ft lot in Burbank, this home gives you something buyers across Los Angeles County have been asking for more and more lately:
space to actually live in comfortably.

Inside, the layout feels natural and easy. The living room fireplace makes the space feel welcoming right away, the dining area connects comfortably to the kitchen, and the primary suite gives you a little separation and privacy from the rest of the home.

But honestly, the backyard is what people are going to remember most.

Pool, spa, patio space, room to entertain, room for kids or pets to run around, and enough outdoor space to actually enjoy being home year-round. In Southern California, that kind of setup matters more than ever.

Our team works with buyers and sellers throughout Burbank, Glendale, Pasadena, Toluca Lake, Magnolia Park, and nearby Los Angeles neighborhoods, and we’ve seen firsthand how much demand there still is for homes with larger lots and functional outdoor living.

Elaine Akopnik and Rachel Naples will be hosting this weekend and would love to show you around.

A lot of buyers right now are looking for the same thing:
more space, a backyard they’ll actually use, and a home that feels comfortable the second they pull up. 🏡

That’s exactly why we’re excited to open up 13424 Dyer St in Sylmar this weekend.

This home has the kind of setup people keep asking us about lately across the Los Angeles real estate market. Mountain views, a private pool and spa, RV and boat parking, a gated front yard, and enough outdoor space to really enjoy living in Southern California year-round.

Inside, the layout was opened up to create a larger living area, which gives the home a much more connected and functional feel for everyday life. Whether it’s hosting family, relaxing after work, or having room for kids and pets to spread out, the flow of the home just makes sense once you walk through it in person.

One thing we’ve been seeing with buyers from Burbank, Glendale, Pasadena, Toluca Lake, Magnolia Park, and surrounding areas is that people are prioritizing lifestyle much more than they were a few years ago. Buyers want usable outdoor space, flexibility, privacy, parking, and neighborhoods that still feel connected to parks, schools, and daily conveniences.

This home checks a lot of those boxes.

You’re also close to LA Mission College, Wilson Canyon Park, El Cariso Park, hiking trails, and commuter access throughout the San Fernando Valley and greater Los Angeles area.

Natalie Feldman and Leah Dolgin will be hosting this weekend and would love to show you around.

We all know a dad who deserves this đź’™

The dad who:
• never misses the important moments
• always finds a way to help
• works hard for his family
• and somehow still makes everyone around him feel supported

This Father’s Day, we wanted to give something back to the local communities we’re grateful to be part of across Burbank, Glendale, Pasadena, Toluca Lake, Magnolia Park, and the greater Los Angeles area.

We’re giving away 10 $100 Handy Market gift cards.

If there’s a dad, stepdad, grandpa, uncle, coach, mentor, or father figure you think deserves a little extra appreciation this year, nominate them using the QR code in the graphic.

One thing we’ve learned over the years in real estate is that community matters far beyond buying and selling homes. The relationships people build here are what truly make these neighborhoods special.
