CRITICAL Information BEFORE Filing a Roofing Claim.
The insured (Property Owner) has specific responsibilities when a covered peril (loss/event, i.e., wind, hail, water, etc.) occurs:
It's CRITICALLY IMPORTANT that when filing a claim, everything is done correctly, or an insurer can and may deny a claim that is certainly valid.
1. An insured MUST take immediate action to Prevent Further Loss (i.e., tarps to prevent further water intrusion).
2. An insured must identify if a named peril (covered cause of loss) has Caused Direct Physical Loss.
3. An insured must identify "When" a peril has caused direct physical loss to the insured property.
4. An insured must determine if Premiums were Current at the time of the direct physical loss
5. Obtain a "Reasonable Methods of Repair" from a well-established and licensed General Contractor specializing in Insurance Restoration Construction.
6. Provide the Cost of Repairs to restore the insured property to its pre-loss condition and establish the "Reserve."
a. Establishing the CURRENT Cost of Repair is a crucial step in the Claims Process.
b. The "Reserve" (the amount of money set aside for the restoration/replacement/repairs) is established when an insured has met ALL the conditions above.
c. IF an insured files a claim with their insurer and has not Provided an Executed Contract for the repairs, then the insurer will write an estimate for the absolute minimum to indemnify (compensate for a loss) the insured.
d. Once this is done, the insured will find themselves in an Uphill Battle for a fair and equitable settlement with a reputable, licensed, insured, and high-quality contractor to provide their services.
7. BEFORE YOU FILE A CLAIM, IT IS HIGHLY RECOMMENDED:
a. Hire a Professional and seasoned General Contractor who specializes in insurance restoration claims.
b. Have the contractor complete a Full and Compressive Report that includes:
i. The Cause of Loss is complete with a Certified Storm Report.
ii. The Date of Loss is verified with a Certified Storm Report.
iii. A comprehensive Reasonable Methods of Repairs report.
iv. The Costs of Repairs to restore the property to pre-loss condition
v. Insured calls the insurer and files a claim, and obtains a claim number
vi. The COMPLETE information with all required facts and an executed contract will be sent via email to the insurer to establish and set the "correct reserve" for the insured's loss.
8. When you File the Claim, have your contractor with you to "correctly" answer any questions.
9. Your contractor must be present at the time of inspection with the insurer's adjuster.
